There is a market for these sort of homes and we have some folks who have done well with them. Heres a few things you would need to look for to make it successful.
1) Distance to Campus. I would try to keep it within 15 minutes or so.
2) Home needs to be well kept and nicely furnished. Spend the money on furniture and beds. If you put bad mattresses in it people wont come back
3) You need a good crew in place for cleaning, maintenance, and checking on the property after they leave. This is probably the most important and most difficult part of STR if you are not in town. We don't do that sort of real estate but Im pretty sure there are a couple companies in town that do. I would strongly recommend hiring at property manager. You would be amazed at the number of questions short term property managers get about the simplest of things. There are also things that break and with a short term guest they have to be fixed immediately or you risk having to refund the stay.
4) Adding unique features to the home can often be the difference in someone selecting your home vs another one for the weekend.
In College Station you can plan on renting it for most home games, graduations, parents weekend and ring day weekend. Besides that it can be pretty slow.
