Thinking about building on my land that I own in Washington County.

What should it cost per sq. ft these days for just the house?

Nice custom home, nothing outrageous. 2500-3000 sq. ft.

I'd expect something on the $165-$200 sq. ft. Hard to say without knowing more about finishes.

10 years ago we built our 2600 sq ft house for $126/sqft. Fully Custom. Quality Finishes.

No way it goes for that now. You're looking at 200-250/sqft depending on features and finishes.

Assuming all the utilities and pad are in place.....and assuming a pretty average finish out and GE level appliances, your bids will likely come in right around $200/foot. Your final costs will be at least $220 if your are disciplined and $240+ if you are less disciplined.

Currently building in Washington County. Depending on finishes, don't think you'll be able to get in under $265/sqft once you start including well, propane, etc.

We have electricity and water at the site. Will need septic and propane.

Pad has not been built.

Thanks for all the input. I think I have enough for my early planning. We will contact a builder if we decide to move forward from here.

Not trying to change the subject of the thread but has anyone used Tilson Homes? I am kind of in the same spot as OP about possibly building and don't want to go through the work just to get quoted $250+ / sqft. I had someone tell me about Tilson and I like I can see a ball park area of the cost in Burleson county and it isn't $200 sq/ft but obviously that number can change.

$250. Just had pad built on my gently sloped acreage near A&M. quoted 16-24k, did it for 14k
Slab quotes were 11/ sq ft, Got it done for 9. Labor is insane right now. Why hasn't the influx of 8 million immigrants reduced unskilled labor cost? Oh yeah, libs...Why work when the demorats will give it to you for free

This isn't in regards to Tilson, specifically, I don't know anything about them. But I do think the builders that do semicustom/spec homes get an unwarranted bad rap. In my experience, most people should not go true custom.

For example, I have some family going through it now. There are just things they don't think about and would kind of expect an architect to plan around, but they don't, or at least their architect didn't. There many things they had to suck up and deal with during the building process or spend the money to make changes and try to get permits approved, etc. Just stuff I know about...master bedroom windows didn't really allow for a wall to have the headboard of the bed, they had to delete one window then spread the other two out so they were on either side of the bed, similar for outlets and where they were in relation to the beds and in the living room and where the couch would be, end tables, lamps, etc., they are very unhappy with the sizes of their kids rooms, a window in their kids' bathroom being too low and realizing the neighbors have a perfect view into their shower, etc.

Now, sure, these are things they maybe should have recognized when going through the designs. But not once did anyone else say anything about them either...Never a "hey, these bedrooms are on the really small side, you sure that's what you want?"

I feel like if you have a good spec/semi custom builder it's the best of both worlds. They have spec homes and keep building them because they work. They're lived in and are adjusted accordingly. And you aren't having to pay an architect $15k to do your custom plans either.

Now, there are obviously exceptions to this. Some people know exactly what they want, they want a huge kitchen, dining space because they host large gatherings every month, etc.

It sounds like they didn't have a good architect and builder then. Although, I don't disagree many folks would likely be quite happy with semi-custom.

We did full custom and during the design phase our architect and builder went through all of what you mentioned and then some. We chose not to do the 3D walk through of the interior as we were confident in our design, but it was an option presented to us to gauge room size, natural light, flow around furniture, window locations, etc.

When it came to electrical, before the house was wired, every outlet/switch was marked. Some were added and some removed. Then after installed, we checked again at which point some lights got grouped differently to other switches, electrical sockets moved slightly again, etc.

There are definitely a lot of decisions to be made for a full custom, but if you have the right folks involved you shouldn't finish unhappy.

I can only report from slim pickings in Brazos Co if that helps at all
All had a residential architect to help steer their designs and top builders.
Althought it's a better crystal ball to use TotalSF costs (any space with a roof or foundation) here we go:
Averages TotSF $154.50 LivSF $206.00

There may be some savings in residing inside part of a metal buidling BUT
these savings have only been impressive if TotSF is upwads of 7000sf
and exterior aesthetics can rather suck

Although Tilson, et al. may offer lower first costs, the total eventual costs after repairs, maintenance, replacements may end up much more $$$/time/blood pressure after just a few years.
You can find quality betters easily, me thinks.
Usually home builders involved in spec.houses deal out spec.house results when one is expecting them to build from custom plans. Some exceptions, agreed ... but few.

Willing to learn from outcomes, so please let us know someday.

Because you're competing with a lot of other people. There's a lot of construction going everywhere, and any kind of construction labor is hard to find for everyone. Try building commercial in Houston, Austin, SA, or DFW. Plenty more people with deeper pockets than the average homebuilder are looking for labor.

Ugh! We'll never be able to upgrade. Even if I could afford it, I don't think I could make myself spend that much for 2500 sq/ft.

Not a builder but I would expect higher per SF for smaller size houses.

I got a quote from Tilson last week. Note the county was Comanche so I'm sure that will have an impact on prices in other areas.

Anyone ever used Tilson's easy buy program?
