I think some of y'all followed my flip thread in Timbergrove, so I thought it would be fun to document something a bit bigger this go around. Here we go!

The plan is to build a ~4,900 SF home in Garden Oaks (about 1/2 of a mile from where I live in Oak Forest) and sell it next summer. Address is 959 Althea Dr, Houston, Texas 77018. We currently have the old 1930s built home sitting on the lot waiting for Centerpoint to remove the gas lines so we can demo (they've been a bit slow...) We've submitted for "pre-permits" (WCR, PX, impact fees, etc.) and plans are with our engineers for them to do their thing, then off to the City of Houston. This was another syndication deal where investors pooled money with me to build this home all cash / no debt. Had some returning investors as well as some new faces join this one, and we are expecting about a 25% IRR with a one year turn around (more if we can build and seller faster). I'll update here from time to time when I have something worth updating!

Things I'm really excited about on this home:

  • Integrating the back patio with the kitchen with an awning window and passthrough countertop
  • Prep kitchen that is about the same size as my current kitchen ha!
  • Laundry rooms on first and second floors
  • Media room (hopefully a good Ag buys this and makes this an Aggie Football room!)
  • Dual studies or a study and a fitness room
  • Garage large enough to park two Texas sized vehicles
  • MASSIVE master closet

Taking suggestions on design / floor plan changes?

Unsolicited suggestion. Nix the 2nd fridge and go with a large built in and add a built in hutch on that cabinet wall. Something that looks custom. With lights and glass for display.

In the prep kitchen, add a full size sink and dishwasher. You want to prep and have the messiness gone too. I would suggest a smaller fridge there also. You've got room. If you want it to prep, then go all out.

Suggest some cabinetry in the living around fireplace.

Upstairs, Lowe right bedroom, swap closet and bathroom location to make it en-suite. Closet accessed via bathroom. Can use pocket door.

Upstairs rooms are big, suggest adding seating nook for storage and custom feel.

For workout room, consider reinforced flooring for weight.

Kitchen - with that much counter and cabinet space, do you want the island cluttered with a sink and dishwasher or keep them on the exterior row of cabinets. We have a huge island with a farmhouse sink and while I love it when it's clean, it leads to stuff getting stored on it all the time. Easier to look clean and tidy if that stuff is up against cabinet walls and island is free of clutter, especially if intended to use as a dining space.

Remove doors from game room. Remove windows from media room.

We poured our foundation last week, and started framing yesterday. First floor framing almost completed in one day!

Just a brief review on the kitchen. As one previous post said about the island, I would put the main sink centered on the window but on the perimeter. Leave the island clean. Maybe do the island counter in a hardwood, like bubinga (much harder than maple or oak)?

And maybe get a large single, or the largest double bowl you can find. (I prefer double bowl; a large main bowl, with a mid sized secondary bowl. Upsize the sink base cabinet to 42" at least. You will also need a fairly large faucet to cover the distance.) I feel it is odd having what I think is a second sink, 4' away? Cheaper to do one sink too.

Not sure what two 32" ref are for? Or is one a freezer? Would probably put them together rather than on opposite sides of the room.

Here's what we ended up with.

Right now, I'm big on combining elements of indoor/outdoor to better both worlds for the user, so we kept the kitchen sink on the island to create the awning window that will open the kitchen and back porch up to each other. The vaulted ceiling and material will be carried through the kitchen and outdoor space as well. When guys see my porches, they want the house.

We are also going to have the butler's pantry with another sink. I was originally thinking of doing a wine fridge in the kitchen because there is a big push for folks in the area to upgrade their homes and spend $150,000 to put in wine cellars, but ultimately decided the wine fridge can go in the butler's pantry.

Maybe. But you have to remember the demographic that I'm selling to. Most people who are buying $2 million home with a $30,000 appliance package aren't necessarily looking to utilize their kitchen to its fullest potential. I'd say roughly half of the homes in this neighborhood and price range that I see have ranges that have literally never been used. So I don't necessarily think I'm selling a utility.

Very common around this area. They are more expensive and a permitted item so definitely more prep work BUT they are much better for running ducts, electrical, and plumbing. The trades much prefer them for sure. And they can also handle longer spans than traditional joists.

For my personal home addition, trusses weren't really needed so we didn't use them. But we probably couldn't do this spec house without them.

2x6 or 2x8 can't support the load.

2x12's, I-joists or engineered trusses are the only thing you can use to support a living area or dead load storage.
