I am seeing occupancy rates of 41-46% on STRs in college Station.

Does anyone have a STR that is willing to share what they are experiencing in the occupancy rate department?

Helpful Information:

# of Bedrooms/bathrooms
# it will sleep
Distance from campus
Any special amenities etc
VRBO or AIRBNB or both or another listing site
Any tips? Do's and Dont's etc?

No solid info but that seems really optimistic if including the dead times of year.
