What would you do if your agent told you NOT to buy the house you thought was "the one?"

The following excerpt is taken from a book written by Red Pear Realty's very own Jamie Poirier! Jamie has been a real estate agent in Texas since 2009 and a real estate broker since 2012. You can read more HERE.

When I tour homes with Buyer clients, I do my best to play devil's advocate and tell my clients why they should NOT buy the house. I walk around and point out everything I see that is defective, out of date, about to break, or dangerous looking. I reason that my clients have to live here if they buy it, so I want to do the best I can to help them understand the whole picture if they decide to make an offer. By this point, they have already determined their search criteria, how pricing works, and they have seen enough homes to know that this is worthy of seeing in person. The final step before making an offer is to know they aren't missing anything they couldn't identify in the listing itself. This is why it's so critical to see homes in person.

So tell us below, what would you do if your agent told you NOT to buy the house you thought was "the one?"

So you're okay with your realtor telling you the house is perfect when there are obvious problems that could cost you money after closing? I'd rather have my realtor point these things out especially since Zillow pics don't always paint the best picture.

I agree. My realtor is there to help me find the best home that meets my criteria within my budget. The inspector is there to make sure I am aware of all of the issues the house has. If my realtor makes a big deal out of every issue and all the issues aren't things that are deal breakers then I feel pointing them all out would stress me out as a buyer. No house is perfect, especially if you aren't buying a custom new build.

If this is the realtors job to you, then you can eliminate your agent altogether and set up an auto email blast that will do the same thing, except with computer like precision.

Lol, I'll let my realtor know you said I can replace her with an email blast. She will be super excited. I think she is doing an amazing job but apparently I don't know what I'm looking for as I buy my 4th house. Seriously though, we were asked to give an opinion and as someone actively in the process of buying a home and selling a home in BCS I gave my opinion. My buyers for my house also aren't your clients and their agent has been super reasonable to work with. I'm sure your business model works for some buyers and sellers but this is not what I am looking for.

I think y'all are missing the point. Your realtor is your advocate and is there to help you see things outside of the box. Things that an inspector finds are mostly black and white. Things that a good realtor will point out are less cut and dry and things that you absolutely should evaluate and stress about if buying a home. Do it now or it could cost you later financially or otherwise. He's not really telling you not to buy the home but pointing out things that should impact your decision whether to buy or not. Things that you likely haven't thought of or noticed. Someone who simply sends listings and offers no insight adds no value to you. Can you tell who my realtor is yet? Haha
