Ask them what "less services" you'd be getting. That's a crock.

A transaction I was a party to in October '24 was 1% to seller's agent 2% to buyer's (my) agent out of seller proceeds. Seller's agent only contacted people that had previously made offers on adjacent, similar property.

One I'm familiar with that's currently on the market is 2% each to buyer's and seller's agent.

Unless it's $400,000 or less, I feel like 6% is crazy.

We provide FULL service brokerage fees for sellers for 1.5% and recommended offering 3% to the buyers agent for a total of 4.5%. If your realtor will drop 1% but says they will provide less services... get a new realtor

There are thousands of realtors in Houston area that would do it for 5% and give you full service.
