Maximum unrelated persons for Bryan Residential District-5000?

I know CS has a strict four-unrelated-persons ordinance, but I am having trouble finding concrete information about a rental in Bryan we have.

It is located near Tanglewood Park. The Bryan Zoning map shows Residential District-5000.

This website for ordinance information only mentions to look at RD-7 for permitted uses.

So when I pull that zoning district up, this is what it says

  • Private utilities (no general outdoor storage yards);
  • Real estate sales offices during the development of residential subdivisions, but not to exceed three years;
  • Schools;
  • Temporary structures for uses incidental to construction work on the premises, which said buildings shall be removed upon the completion or abandonment of construction work;


It appears to me that there are no zoning-specific restrictions on the number of unrelated residents, and that 5 would be permitted?

Maybe I'm hyper focused on the dwelling unit part and getting accessory dwelling unit and detached dwelling unit conflated.

Have you considered just calling COB and asking the zoning office?

I sent an email over to the zoning/planning folks yesterday as well, I hopefully will get the answer. I'll call if not, good idea

Pretty sure it is 4 but many neighborhoods in Bryan have a rnc that limits it to 2 unrelated. Tanglewood is close to the sul ross rnc if I recall correctly.

I noticed R-NC in the district listings, but ours is definitely not R-NC

I am a bit curious about Bryan having "no more than 4 unrelated". It does not seem to be a crisis like the City of College Station zoning.
