Home Warranty - $1k Paid by Seller

In the process of buying a new house and the seller is throwing in $1k to cover a home warranty for the first year.

My understanding is that these are mostly a crock but the money is coming from the seller so I'm going to do it...obviously.

What are the board's recommendations for home warranty?

Take it and if a real problem comes up then decide to pay real money for good help vs go with warranty

She recommended Achosa and one other whose name is escaping me at the moment.

Haven't read through the fine print on either but but they both seem fine at face value.

I always include a home warranty when I write up a purchase contract for my clients especially when the seller's paying for it.

I had my AC go out 2 weeks after closing on my home back in 2020. I'm glad I had the seller pay for my home warranty. I ended up paying $500 for my deductible plus the freon that wasn't covered for a new compressor. You just never know.

I second the Old Republic recommendation; our warranty was paid by seller and it paid for itself after an HVAC service call last summer. Their customer service was surprisingly easy to deal with.

Thanks for the feedback.

I had actually made a preliminary selection to go with Old Republic due to highest max coverage for big ticket items like HVAC. Glad to hear some decent things on customer service.
