I'm looking at purchasing the below house.

I'm familiar with the general area and some specific areas around there a flood prone and have flood in the past.

There is the below comment in the list.

"Property is not in the flood zone and did not flood."

Can you confirm the flood zone?

Given the close proximity to a flood zone, I'd go ahead and buy the insurance. It's cheap if you're not in a flood zone, and will be good to have if you do happen to get flooded.

Didn't they redo all the 100yr flood maps after the 2015/16/17 debacles? I would think what is shown on there now would be worst case.

Correct, but effectively the 500 year floodplain will become the 100 year for lots of areas.

Won't get worse than that except down stream along Buffalo Bayou

What's the relative elevation at the property?

Then compare that to the BFE on the FEMA map/website.

Get on the FEMA site and don't just look at the map. On the screenshot posted in the first reply there's a cross section just north of the dropped pin. Find that cross section. if you can find a downstream cross section then you can get a relative idea of the change in BFE and come up with a rough idea of the profile between the two.

In Google Maps you can toggle the terrain layer and should then be able to come up with a rough approximation of your elevation. See where that falls with respect to the BFE.

Talk to all of the neighbors you can. I'd even put a letter in their mailbox with your cell contact and the reason you are asking if you can't meet them in person.
I'm amazed at the people that buy/ build in the area near my ranch without simply asking about elevation and flood possibilities. Flood zones can easily change with development and a lack of drainage maintenance so everything depends on the drainage channels and restrictions to drainage flow.
