GC Build Out Standard For a Retail or Strip Center

Have a question for those that have done any retail, or are familiar with retail/strip center build out. Don't want to get into too many specifics here but just wondering when a developer and GC come to terms on building a strip center what is the commonly accepted minimum work done by the GC?

I'm guessing:

Civil
Slab
Building
Basic Plumbing to allow for customized connections by prospective tenants later on
Insulation
Drywall
Electrical Panel and connection to utility pole
Other components that fall under basic mechanical, electrical, plumbing (MEP)


For those of you with experience, is there anything from above that you wouldn't consider part of a standard build process with a GC? Is there anything you'd add?

Here is a sample brief delivery letter for a Tenant (non-restaurant). These can get much more detailed and are negotiable but this is a good start.

DESCRIPTION OF LANDLORD'S WORK

Landlord's Cold Dark Shell Exhibit
Landlord shall perform the following work (unless otherwise noted) in compliance with all governmental permits, laws, rules, regulations and codes affecting the Demised Premises:

Documents:

Landlord will deliver to Tenant electronic CAD files for the building.

Foundation and Superstructure:

Landlord will provide the foundation and one-story superstructure for the building. The building will carry the Fire Resistance rating and Fire Separation required by code. Landlord shall furnish the concrete slab at a minimum FF of 25 and a minimum FL of 20. A 3' to 5' leave-out will be provided. Tenant is responsible for pouring back this leave out, in accordance with the shell structural details, as well as any further floor preparation.

Roof:

Landlord to provide a water tight roof, sufficient to meet all applicable codes.

Exterior Walls:

Landlord will provide the exterior walls of the building including glass storefront. Landlord will provide finishes on the exterior of the exterior walls. The finishes on the interior of the exterior walls are the responsibility of Tenant.

Landlord to provide demising walls associated with Demised Premises in accordance with all applicable codes.

Doors:

Landlord shall provide one (1) storefront door and one (1) rear access door (if Demised Premises allows) per Tenant space. Refer to drawings for location. Any Tenant doors are to match Landlord's storefront system and shall be done by OR APPROVED IN WRITING BY LANDLORD'S GLAZING CONTRACTOR.

Fire Alarm:

If Required, Landlord to provide a fire alarm system to meet local code for the building shell. Tenant is responsible for the design, installation, and modifications required for Tenant's buildout.

Fire Sprinkler System:

If Required, Landlord will provide riser service to the building shell and install the grid system of supply lines and sprinkler heads (turned up) meet local code. Tenant will be responsible for their design and modifications to accommodate the Tenant buildout. ANY MODIFICATIONS TO THE FIRE SPRINKLER SYSTEM SHALL BE DONE BY OR APPROVED IN WRITING BY LANDLORD'S FIRE SPRINKLER CONTRACTOR.

Electrical:
Landlord will provide service gutter to building shell. Refer to construction drawings for location of gutter.

Service expected to be 277/480F or 208Y/120V - 3 Phase 4W. Tenant will require 400amps
Tenant is responsible for all work from Landlord's distribution panel to Demised Premises, as well as all interior distribution within Demised Premises.

If a transformer is necessary, Landlord will provide at their expense.

Landlord's approval required for location and routing of wiring distribution. Tenant shall install a separate meter to monitor Tenant's electrical usage.

Telephone/Internet:

Landlord shall install telephone and internet lines to the exterior of the building. Tenant is responsible for all telephone and internet equipment within their Demised Premises.

Plumbing:

Landlord to provide water service through a minimum of a 1.5" water line to building shell with minimum 60 psi. Refer to plumbing drawings for configuration and sizing of service lines.

Landlord shall provide a minimum of a 4" sanitary sewer branch line in the leave-out area. Refer to drawings for size and location.

Landlord to furnish and install one 1600-mbh gas service (separately metered) with manifold and appropriately sized regulator for a minimum pressure of " PSI (7" water column) at the Premises.

Tenant shall design and install all sanitary waste facilities and extensions of service for Demised Premises.
Tenant shall be responsible for any additional blockouts or re-routing of sanitary lines. Tenant shall be responsible for grease trap or floor drain(s).

HVAC:

Tenant to provide and install all HVAC equipment, duct, accessories, etc. for Tenant's use, including any structural framing required at the roof openings. Structural framing to be done per Landlord's structural engineer details.

Landlord's approval is required for mechanical equipment size, weight, color and rooftop location.
All condensate lines are to be tied into a sanitary sewer line per code.

I'm a GC and we have done quite few shells. Aggiejumpers list covers it pretty well. I would also add landscaping and site paving(parking lot/sidewalks to the list. What is required depends on the jurisdiction, but this is the basics. Would be glad to answer and specific questions if you have them
