Abilene Christian University, a 118-year-old Division I university with over 5,000 students.
Hardin-Simmons University is also less than 2 miles away, with several properties conveniently
located between the two campuses. Offering six figure commission to any agent who brings a buyer for the package too. Monthly rents currently $27k with potential to be over $30k once fully rented at market value. Asking $3,35M for everything.

What is 2025 estimated taxes and current insurance?

Right at $50,000 in taxes annually across all of them.
Insurance harder to say because we insure some ($1200-1600 each) and self insure others.

Hope this helps.

So your taxes and insurance alone are 30% of your yearly gross revenue. That puts total yearly expense load around 50% most likely, meaning current yearly NOI is around $160k?

If that math shakes out, that's a 4.75% cap rate. Maybe 5% if you can bump up the rents as op said.

He and I talked offline, but those numbers are low. Cap rate is about 6%, would push to 6.5% with higher rents.

Why selling with the Data center moving in? Really none of my business but just curious.

Just moving the money into other opportunities.

Data center should really help the economy there though for a long time. Lots of people who will need a place to live.
