Trump says he is taking immediate steps to ban institutional purchases of single-family homes. Seems unlikely to pass congress.

Who is going to buy the homes they are forced to sell? Without a housing crash.

I am guessing Trump would see a housing crash as a win because it would make owning your own home cheaper.

What kind of housing do "large institutional investors" target? I assumed income generating like low income rentals and apartments. Lower class can't get a loan and middle/upper class don't want them. This move may just make rent cheaper, not owning a home.

This is focused on SFHs isn't it? Lower middle income households have been choked out. If they make up a small % of those buys, I don't really understand the fuss if it's a win for the avg low income American. It won't fix the bigger issue though.

The avg low income American's credit is ***** They live paycheck to paycheck and perfectly content renting their entire life.

I looked at this issue about a year ago and large cap companies do not have near the foot print many believe. It's a small fraction of the market.

And if companies like Blakerock were forced to sell other investors would most likely buy their inventory.

This is nothing more than a PR stunt.

Now Trump is going to buy down interest rates.

200 billion doe not go very far in the mortgage market.

You would need the Fed implement quantitative easing again like 2009-2010.
