My wife and I have identified 30 acres of land south of Hearne. We are looking to keep 5-10 acres for ourselves while subdividing the rest out and selling the lots.

Does anyone have a contact for a surveyor or engineering firm we could work with? Additionally, does anyone have a local real estate agent who could help us with land comps in the area?

James Johnson at Quiddity in College Station is a good Ag with a great team. Even if you don't end up using him he'll probably point you in a good direction.

I lived and worked in the Brazos Valley for a long time but have been back in DFW 10 years. There's been a lot of surveyors I would avoid down there but some players may have changed in the time I've been gone. James will do it or make a solid recommendation.

I have had good luck using Adam at aTm Surveying. https://atmsurveying.com/

From looking at the current listings on MLS there is a wide range from $10k-30k/ acre.
Some things to consider:
  • access to utilities
  • flood plain
  • shape of the property. Long and narrow will be hard to subdivide.
