Built a home two years ago and would like to add a third car garage. Im thinking 12'x20' on the side of the home. Electrical (maybe?) but relatively simple addition otherwise.

Has anyone done this? I'm concerned with it not matching the rest of the home but if we buy the same brick it should be very close.

We have a smaller floor plan on a 75' wide lot so we have the space to the left of our home to add it. Looking for any advice or learnings from others who have added on. What is this going to cost?

$50k is $208/sf so that's probably a decent place to start, but you're probably looking at more than that.

Just to clarify, are you wanting to add a 3-car garage, or do you want to add an additional spot to an already existing 2-car garage?

I ask because 12'x20' seems awful small for 3 lawnmowers, much less 3 cars.

I have a two car garage currently. I want to add 1 car garage on the other side of my home like some homes in my neighborhood have.

So I'd be adding a small garage to house 1 vehicle.

Is $208/sqf the going rate?

There's was nothing significant to that $208/sf figure. 50k was just the first price that popped into my head and that was the corresponding $/sf. Like I said, it's probably higher though. Lots of unknown variables.

I think it'll be higher than $208 sq/ft, and once you see the estimate, you'll probably say screw it and add the electrical.

I'm kicking myself for staying within our budget two years ago when we said no to a few extras on the new build. Worse things to have regrets about.

But I'm happy to make improvements to this home since we're not looking to move any time soon.

The price per foot for this will be high just because you have to bring back almost every trade that built the house. You need the concrete crew, the framers, the roofers, the brick masons, the electrician, the drywall crew, and the painters.

Do you have an HOA that would have to approve? Look at your survey to make sure there are no required easements or setbacks.

I thought about doing this with our house but had a bunch of hurdles to jump and decided to just say screw it and built a shed in the back instead.

We added a third garage bay (10' x23') to our existing two-car garage back in 2008. We only had siding and a tiny amount of brick to match, so it wasn't too expensive/hard. We got four bids (two were close to $15K, one was $24K, and one was over $30K). After reviewing previous jobs of the contractors and talking to others around town, we decided to go with one of the $15K contracts. No regrets, no problems. The electrical panel was already in the garage (had a few empty spots for new breakers), so that helped keep the cost down. However, we did have to relocate the AC compressor.

We had an asphalt driveway which was not in great shape, so we did spend an extra $5k to replace the entire driveway, as opposed to just adding as new section. So, the total cost was really $20K.

Obviously, these prices are nowhere near today's cost.

We did remodel the interior of the entire garage in 2018 to add a bunch of 220V outlets for woodworking equipment, metal cabinets, and a garage heater (so I could work in it year round, as it can get cold in Maryland). Sold the house 11 months ago for an insane amount.
