Another "what sod to install" question

I'm in DFW trying to decide between some type of St. Aug and some type of Zoysia. Both portions of my lawn are fairly shaded although I plan to have a trimmer come out soon to open up the canopies.

I'm leaning towards Zoysia however the property line with my neighbor (roughly reflected in the second pic) has really nice, strong St. Aug so I'm concerned how Zoysia abutting the St. Aug would fare. And to complicate matters, my neighbor just sold his house with a leaseback until July so I'm not sure if he'll give me the sign off to just replace his little section with Zoysia.

No experience here except my in-laws have their zoysia abutting the neighbor's St. Aug and it hasn't been overtaken. Not sure how much effort they put into keeping it at bay though.

Sunny - Sunny/some shade - Shady/some sun - Shady as
Bermuda - Zoysia - St. Augustine - Drawf Mono grass
that you can judge on site which is best

My worries about invasion are nil as well as neighbor's concern for same.
I might mow & water both sides of P.L. in that area for awhile ....

I was having some shade issues in my Bermuda backyard a few years ago. Always wanted zoysia and did a lot of research trying to decide which variety to get. Settled on Zeon zoysia because I wanted a thin blade. Been extremely pleased with it's ability to handle some serious shade. Going into year 3 with it, and even though I did have some trees trimmed to allow more sunlight, there are still a few small areas of my yard that get only 3-4 hours of sun.... And the zoysia is thriving in those areas. It won't grow as vigorously in the areas of more shade compared to areas with less shade, but as far as thickness and density.... It's almost identical.

Now, if you want a Zoysia that more resemble the thick blade of St. Augustine, you'll want to go with Palisades zoysia. I don't like St. Augustine so that's why I didn't choose that. It is supposed to be extremely shade tolerant as well.

Honestly, I absolutely love the look of the Zoysia. I don't mow it as low as some people do because I don't want it to resemble a putting green, but it can be mowed extremely short with a reel mower or at higher heights with a rotary. If you mow higher, you just need to dethatch a few times a year and bag your clippings.

Also, it's not too difficult to establish a barrier to keep the neighbors St. Augustine from encroaching into your Zoysia.... Especially if the Zoysia is thriving.

I hate St. Augustine so I'll never recommend it to anyone lol.....

Our neighbor put in Zoysia and our St Aug has spread pretty far into their yard. I think a barrier should have been installed to prevent that.

Just the opposite at my house. Neighbor's zoysia has invaded my St. Augustine, now covering about 25% of my yard. And I don't mind. I hope it completely takes over.

How does yours handle or recover from heavy traffic, dog pee, disease? That was my concern with any zoysia last time I sodded.

I won't lie.... It doesn't handle dog urine very well. I've had to adjust our habits and not let her go in the heat of the day in the backyard. There are some chews that help reduce the acidity but they don't completely eliminate the burn.

I've had no issues with dog or foot traffic, though. It's definitely more durable than my tif419 was. I have managed to not have any disease or fungus in the 2+ years I've had it. It's definitely more resistant to fungus than St. Augustine or Bermuda, provided you don't feed it very often with nitrogen and you keep thatch away.

It's not a maintenance-free grass, but I've had a MUCH easier time keeping it look beautiful compared to any other grass I've had.

I water and they don't, so I think that is why I'm "winning" the turf war!

That's good feedback thanks. If you have the time, you can follow your dog to their piss spot and dump a bucket of water to dilute it. Then it won't get nuked with nitrogen. It's not always possible but better and more reliable than feeding them something that's supposed to prevent the burn.

not sure on grass, but that is a lot of trees for a small yard creating a bunch of shade. Not sure which way your house faces, but I assume it is not south. I know the HOA probably requires two trees.

Clearing the canopy on the live oak will not help much. Mine is bigger and I clear is every year, helps but it fills in fast in the spring.

If I was you, I would get rid of the other tree and if the HOA requires two trees, plant a small one and replace it every 10 years. this will give you one side that is nice grass and help under the live oak.
