I need to do a master bath remodel. For several reasons, I don't want to do a full remodel and am fine with the following:

-- taking out the tub
-- removing floor tile
-- removing SOME paneling near tub/new shower
-- new shower and floor tile
-- minor drywall repair
-- possible mirror replacement
-- paint everything, including cabinets and paneled wall
-- 3 new pre-hung doors (2 closet, 1 entry)

I can GC and do most of the demo. I will get the plumber to remove the tub and toilet (reuse), then do the new plumbing work. The window in there will need replacing -- we already have the new window and the crew to do it who replaced other windows in the house 2 years ago. That will get done after tub/shower demo. There may be some insulation costs.

How do I go about figuring out costs on this (before doubling it!)?

not sure beside multiple bids. However, I would say $20k. On the demo work, you may just want to have them do it. that will be the cheapest part anyway, and you can blame them is something goes wrong.

Dang, I would have guessed twice that; closer to $40-50k

I think the hard part to estimate is there's such a range of quality in bathroom materials, size/configuration of space, etc. Not sure how accurate this is, but I've read to expect 2:1 for labor:materials, so that may be a good starting point.

I did my master in 2020 and did almost all the labor all-in for about $16k. And prices have gone up since then. In my case, I did: Demo, tile removal, new tub, floor tile, new shower pan, shower and tub tile, granite for tub and vanities, some drywall, shower glass surround, new fixtures/sinks, painted walls/ceiling, plus some minor electrical, plumbing, and framing. Close to a 175 sqft space. Kept the mirror and vanities.

Now double it.

In 2019, I completely remodeled my bathroom. I did everything (tile, plumbing, electrical) myself except install the frameless shower door. Mine was about $15k. I would guess that would be closer to $25k today.

I just completed a master bathroom remodel and it was around $45k. I would post photos, but it looks like I need to be a paid subscriber to do so.

Gutted the entire bathroom. The corner tub that was never used was eliminated. This required the tub plumbing and drain to be capped and covered in the slab. We replaced the shower and increased the size. Shower drain was relocated. Wallpaper was removed and walls were textured.

My Aggie architect daughter designed our custom vanity cabinets. She designed them with several drawers and added a linen cabinet. We added recessed ceiling lights that had a night light feature. We removed the ceiling fan, and replaced and relocated the exhaust fan.

We wanted thin grout joints, so it required rectified tiles. We used the same porcelain tiles on the shower walls (polished) and floor (matte). The countertops are blanco carrera marble. The shower glass is frameless with shower guard protected glass. The toilet in the water closet was replaced with a Kohler Santa Rosa, which works great. We used top of the line brushed nickel plumbing and vanity light fixtures. Also added some nice looking grab bars and large niche in the shower.

I found an excellent contractor in the Austin area to do the work. His sub-contractors were great and on time. Since he wan't a designer, I did a lot of the leg work to figure the layout of the room, from cabinets, to fixtures, to tile, etc. It turned out far better that I expected.

The project took 4 weeks and I am only waiting for the plantation shutters to arrive to complete the project.

I did a DIY/contractor estimate once upon a time, using $$ new parts (if all can really be determined including pipes/etc.) x3.
The subs/suppliers told me
1) I would b served after their regular conctractors
2) I would not get contractor prices
3) I could make more money at my desk than the contractor would charge after his discounts & time saved
4) They would charge me for any/all of my novice mistakes that threaten their profits

Bath#2 complete remodel/replacements (sans base cabinet) 2018 $6600 less than 4 weeks w/contractor
DIY estimate was twice this time/$$$ & not sure all parts were included nor ETA ending.

That said, I have friends that hold bragging rights in such DIY projects, so good luck!

If you're going to GC it, then you need to estimate it, like the GC usually does for a client.

Define your scopes, get some quotes from those trades, and sum the quotes.

depending on the quality of bath fixtures you want and cabinetry your cost can vary wildly

I used Mike from MHM as well for mine and it was right at 50k.

Highly recommend Mike…can be a little ornery at times but it's just the perfectionist in his personality, but a nice guy and his wife is nice too. He's clean and very tidy with his work, so much so that all the screws on the light switches have to all be lined up!

Mike's cabinet guy Aaron does INCREDIBLE WORK. not cheap but some of the best cabinetry I have ever seen.

I will say his shower glass guy got fired for the job he did on my bathroom. Mike said he would never use him again. He thinks there was something going on in his life that just got him sidetracked for some reason.

Thanks for the additional recommendation. I'm in the commercial construction world, so folks always invariably think that I know who can help them with their bath and kitchen remodels. All of the guys I knew have grown into full custom builders and don't mess with remodels any longer.

Mike with MHM Remodeling uses a couple of different cabinet guys. For mine he decided to go with Split Wood designs, which did a fantastic job on my cabinets. He used Anchor Ventana Glass for the shower glass installation. They have been around for many years and have a great reputation. Mike had another choice we could have used that may have been less, but I wanted to use Anchor Ventana due to their reputation.

Yes, Mike was ornery, but I overlooked it since his work was so good. I would rather have ornery and great work, than nice and poor work.

My first step would be asking grok with as much detail as you can as well as your location and ask it for estimates for low mid and high end finishes and go from there. Next get 3 quotes per job you're going to hire someone to do and tally all of that up then include potential overages in my final calculation.

For fixtures etc, I would be buying from eBay to save a ton of money. If you're flexible on time and don't want something too specific, FB marketplace may have something you are happy with.

Painting the cabinets may be pretty pricey and it may make more sense to go with new prefab in the color you prefer.

Of course, these are all suggestions for the price sensitive consumer.
