Sealer versus epoxy for a converted garage

What would you all recommend. I have a 20 x 20 Garage that I'm going to convert into an efficiency apartment. It has a smell of mouse urine. Going to use a smell of mouse urine. Going to use a urine chemical first, then Clorox to clean. After that, I would like to treat the floor with either a sealer or an epoxy to try to cover the smell for good. What would y'all's recommendation be. I would like it to have some type of color just to cover up all the color defects in the old concrete. It has never had four flooring before. It is 40 years old

Maybe it's just me, but I wouldn't use a smell of mouse urine to eliminate the smell of mouse urine.

Probably net the pet urine remover to help kill the smell
