Would anyone working in the 1604/281 area mind sharing:

  • Roughly where you're coming from (i.e., name a big intersection near your house)
  • Time you leave the house in the morning, and
  • Average commute time (and time home if the evening commute's different than the morning commute)?
Will be working an 8-to-5/6 in that area next year and we're looking at houses all over Bexar County. Just wonder what sort of commute I'm looking at beyond what the Googles tells me. Much appreciated.

Bitters & blanco, leave at about 730 most days and it usually takes 15 minutes coming, probably 20 heading home but the evening can vary wildly.

35/ exit 176 Wiederstein

25-35 mins. Use waze app, it diverts around the traffic.

I live just east of 281 off of Brook Hollow.

It takes 5-7 minutes in the morning and 7-10 in the evening.

Leave Leon Springs area around 730, gets to 1604/281 in about 25 minutes. Leaving at 6pm going home is usually 30.

Up near Overlook Pkwy on 281

Leave around 6:30 am/4:30 pm

Get to Sonterra (281/1604) in about 10 mins in the morning/home in about 15-20 mins in the evening

Blanco/heubner, 5-8 min in the morning, 10 minutes or less in evening.

If you're looking for homes and can afford it, I would look at the nicer Rogers ranch/Shavano park area. If that's too pricy, look at some of the stone oak neighborhoods or go east.

Commuting down 281 or west 1604 any appreciable distance means you travel like the op... leave early am, leave early (or late) pm.

bam02, what do you think about your area? We're looking pretty seriously at a couple of houses in exactly the area you described and I'd appreciate anything you could share.

Thanks to the others as well. Also looking in Shavano Park but concerned about 1604 eastbound in morning and westbound in evening. Have never lived on the far northside so intricacies of commuting up there are new to me. Have always understood that coming south on 281 about 1604 is a bad idea, but other than that it's kind of vague ("1604 is bad between 281 and I-10," etc.).

Live off 35 and 1604, took 1604 westbound to Redland. Traffic gets heavy in the hour leading up to 8, but not unmanageable. As long as you don't find yourself needing to consistently commute on 281 N of 1604, you should be alright. 1604 Westbound around Blanco is probably also what I would consider a pretty awful commute.

Living north of 1604 on 281, I'll share my "wisdom" that I've acquired over 2 years:

If you have to travel all the way to downtown in the mornings/north in the evenings, I would pass. I actually don't find the "stupid" highway north of 1604 on 281 stretch that bad, being I only have about a 6 mile commute to get to 1604/281.

But from friends who travel opposite of rush hour (live south of 1604 and come north) they say they see an accident on the rush hour side almost every day. I see way too much stupid the rare times I have to come north on 281 from the downtown area during rush hour to drive that stretch of highway everyday.

The stupid highway can be awful, but the lights, for the most part, force people to drive a bit more cautiously unlike on a highway. What I mean is, I expect to have to come to a complete stop at some point on that stretch of 281 with lights, but too often I've seen cars come to a complete stop to navigate a curve, A CURVE, on one of the highways.

All of my opinions could go up in flames, though, whenever they decide to redo that stretch of 281.

1604 near NW Military/Lockhill Selma approaching I-10 is the worst for this phenomenon, second to the "Curve" on 281 near the San Pedro/Airport area.

Jason,

We LOVE living here. I don't think we will ever leave this general area. We moved from Helotes about a year ago. My wife teaches at Clark and I work frequently in the Med Center. We almost never have to get on 1604 anymore. That is the main reason we moved. We are really happy with the schools, too.

Live on Bitters between 1604 & Huebner. Great area.

Used to live near Wetmore. It was convenient, and offers more affordable housing, but just grew tired of it. Plus wife wanted a different home, and I wanted a yard.

From where I currently live, traveling to 281/1604 takes no more than 5 minutes. If there is an accident, well then of course that changes everything. It is pretty quiet where we are, with lots of mature live oaks, and nothing seems to be inconvenient to get to.

This is the neighborhood I grew up in. My dad still loves there.

It's fine. Nothing spectacular, easy access to basically everything. Good schools, one time my mom ran a red light and took out one of the trees at Bradley.
