Last night I was so pissed off I was bad at math. It's actually up ~$66k.

You got me, we only had an increase of $39K. First time in forever they dinged the land value along with the house value. Starting to do my research for the protest but I have a feeling it won't go far.

I think whoever does/did my neighborhood is on crack. Or just DGAF. ~$200k house, five years old.

Buit in 2011
2012 Appraised at about sale price
2013 Stayed the same
2014 It went down $310. Neighbors on either side both went up about 10%
2015 Went up $18k. I figured they were just catching up from last couple of years.
2016 Went down $7k.

I figure next year it will go up 99 cents, and then balloon in 2018 to about $240K.

And one of my younger, bless his heart coworkers just bought a house. We've had to hear all about his process of looking and ultimately buying for about the last six months. You'd think he was the first one in the history of the modern world to buy an existing home. At one point he was actually complaining that the house was worth a lot more than BCAD appraised value.

Honest question.

If your homesteaded, which most of us are, your capped anyway. If your appraisal jumped a significant percentage, what are the odds you get it below the cap when you protest?

Let's say you do win, won't they just make up for it next year, making it hard to find the comps to get it below the cap.

I feel like my home has generally gained in value, atleast to match the cap. I don't know how I would get it below when the real estate around me keeps selling on the upward trend.

So, for you protesters of large increases, do you ever get it down below the cap?

The popular guy in our neighborhood seems to be Arthur Veltman. He works on a percentage. I have not used him (yet), but I understand his technique is to flood them with so many comps that they say Uncle.

Mine went up over $20,000 and it was mostly the land. That is crazy!

My increase was all in the land value. It went from $60,000 to $93,000 - over a 50% increase.

My land value has barely moved in 10 years, but my appraisals keep going up. I keep getting told the location is desirableand is driving the appraisal up, but that is hard to believe when the real property appraisal stays constant.

I've had the great misfortune of having two recent sales within the last 2 months where they paid over my sq ft rate, one was quite a bit higher and it's right across the street. Any comps or protest will likely be met with silence.

Then it should be easy to fight.


Honestly, in 95% of my appraisals I'm above the county assessment.



If it makes anyone feel a little better I'm buying a shack where the tax bill monthly is going to be equal to the mortgage payment.

I used Mathews Metyko, Aggie, did great work, huge drop.

I started using Buddy and Connie Ord at Veltman and Associates to protest with my first house tax bill forty years ago. I calculate I have saved over $60,000 in property taxes over that time. Each lower valuation that originally sent really adds up over time. Paid him about 10K over the years.

Do the property tax protesting companies get paid no matter what, or do they just take a portion of the savings for their fee?

I pay $250 each year even if there is no improvement in the valuation or tax savings. I pay a percentage of the savings if above that.

I live in Selma, mine went up 10%.

A friend of mine has a house on Grayson in government hill, it went up 50%. It has gone up almost 200 percent in 3 years.

Some folks I know through good friends had their auto shop not too far from Nightmare on Grayson. The Dad bought the land many moons ago, and ran the shop until he retired. The siblings took it over and ran it for years after the Dad passed away. The siblings then started getting busier with their own families, and another family business. The shop was there, but not used for much, other than as some office space for one sibling's budding construction company.

Then The Pearl happened, and everything else along Broadway. They finally sold the place about three years ago. Three of the four don't work anymore.

Up about 10% here. I suspect that the next 2-3 years will have even bigger changes. Lots of remodels and new amenities in the area.

Up about 16% on my house. Already was above the homestead cap, and now it looks like I can predict my tax valuation for the next 2 years.

Mine went up 12% in guadalupe county.

There's not much you can do without access to the local MLS system.

What I would do is look through the online county records and see what assessments people in your neighborhood have. If you're above the median, I would print out the records and show the county that you should at least be inline with the rest of the homes in the neighborhood.

Historically the BCAD assessments have been low and they have stated that they want to bring the appraisals up closer to the actual value. That really is fine, as long as they lower the tax rates to make up for it, which won't happen.

I read that just this year the BCAD tax roles increased from 39 Billion to 50 Billion, so they on average raised taxes 28% in one year, which is absolutely absurd especially considering that it went up nearly as much last year. I really wish some group would get together and address this issue with the taxing entities, they have to be rolling in cash while the taxpayers are getting screwed
