Relocating to San Antonio...

I have looked through the Where to Live thread... it's a bit overwhelming with information... But has given us some good ideas on areas to look. But thought I would post some specifics to see if y'all have some suggestions...
My husband's work is moving us... their office is located close to the 1604 and I-10 intersection. Looking to keep his commute as short as possible (under half an hour, if possible... he'll be working 6 am to 4 pm).
We have a 3 year old, so schools are important to us. We probably have a max of $450k on price, but would prefer to keep it under $400k if possible. Prefer newer construction, as we don't have the patience to handle remodeling. And looking for a nice-sized yard, but in a neighborhood where other families with kids live. And looking for a minimum of 4 bedrooms... we anticipate our parents will likely visit a lot, as we are taking their only grandchild out of Houston. Lol.
All suggestions are welcome.... we really appreciate the help. Thanks in advance!

Deerfield, Inwood Forest, Rogers Ranch are all "newer" ( 1990 and up ) in your price range and the commute should be less than 20 minutes.

Good luck with the move and welcome to San Antonio! I'm not sure if you're in need of a realtor or not but I'd recommend my wife if so! She would be way better than me at reccomending an area.

I agree, when I said Boerne, I meant in the direction of Boerne (anywhere north on I-10 of the 1604/I-10 interchange).

We live off Kyle seale parkway about 5 minutes from 1604/10. Mostly new construction in this area. Many neighborhoods in the 400-450 range

Also...one of my business partners lives off 10 just past Leon springs. He has two young kids and absolutely loves his neighborhood with all the families in it with young kids. I think it's just past Ralph fair Rd. It would be about 5 minutes from 1604/10 as well. His neighborhood was in the 350-400 range I think.

What this guy said. Boerne is worse than Houston in everything. Its a homophobic, pro-gay, racist, anti-immigrant, muslim loving, right wing conspiracy, flaming liberal, all white, minority plagued city that makes you feel like an outsider.

BUT, with that said, we are currently accepting applications for hot single women or hot wives that will make the scenery at HEB nicer, than it already is, to become residents. Other than that, we are closed for business.

Boerne has top notch schools. Top 20 school district on Texas on this list:

We live out in the Leon springs/boerne area. We love the area. Wife works in boerne and I work downtown SA. It's a short commute for her. My commute is usually around 30-35 minutes but I leave by 6:45 AM. Traffic isn't bad after the Boerne stage entrance ramp. For a commute to 1604/10 area, it'd probably be no more than 20 mins. In the the morning it might be a little difficult to get on I10 from ralph fair rd but that is because they have closed off Leon spring to a one lane to fix bridges. It should change back to a 2 way later this summer which should alleviate some traffic at ralph fair Rd in the morning. They are also planning an overpass at old Fredericksburg Rd so this will help with many new builds in the area.

As for new construction in your price point, there are many options. We toured several builders before we closed last year. Off old Fredericksburg rd there is Fallbrook, Sable chase, and reserve at old Fredericksburg. Sable chase is older and more built out with slightly larger yards, but fallbrook has newer homes and a better pool. They are both below 450. You could probably get in for under 450 at the reserve, but they generally run more than 450. There are a few other builders on old Fredericksburg but they are Northside isd. On the I10 frontage road you can get a nice home and about .25 acre lot through Chesmar (not sure the community name ) There are also homes in Napa Valley (range from high 200s for existing to 600 and up). You can get into fair oaks ranch through front gate community and meritage homes (not sure community name) for under 450. Here are some builders that you might want to look into: emerald homes, gehan homes, MI homes, chesmar, David weekly. There are several more but can't think of them now. If you drive the access roads from Leon valley to ralph fair road you'll see plenty of signs.

As for schools, we like boerne isd. That is the main reason we bought in the area. Boerne isd will also be building a new elementary school near I 10 and fair oaks ranch parkway. Northside elementary schools in the area are also very good, but I'm not sold of the middle and high school they are zoned too (although I wouldn't doubt it they built a new hs closer to our area soon). No personal experience with them, just what I've read and heard through people in the area.

Some great trolls we have here. Boerne and the I-10 corridor is terrible. Absolutely awful. This area used to be great, but all the people moving out here have ruined it. Who would sign up for the constant construction the I-10 corridor will be under over the next several decades? Stay away from this area at all costs.

Yeah, Alamo ranch or the 281 corridor has no construction or traffic.

I live and work in Boerne close to downtown off main street. I have to go into SA a couple times a week minimum to meet with clients and can do it around the traffic. Its the life man. Great restaurants, awesome atmosphere, nice people, great schools.

Any desirable area either has or will have traffic
. Whether an area is 'ruined ' or not is in the eye of the beholder. It may not be up to one persons standard, but might be a hugestep up from another's perspective.

Don't be so judgemental.

Check out Chesmar. They are the largest private builder in the San Antonio market for a reason. They have a great product and are very focused on the customer experience. Even if you have seen Chesmar in Houston, they are totally different in San Antonio. They have nice stuff right in your price range.

I do think the Boerne traffic is miserable.

But you are right -- Boerne is a phenomenal place with great people. Schools are good. It just has a lot of wonderful things going for it.

I don't live there but really do like it.

If your husband has to be at work at 6 and you want a commute of 30 minutes or less you can expand your search much farther as the roads are pretty clear at that time. I work at 1604 and LA Cantera and live in Indian Springs and it never takes more than 30 minutes for me to get to work.
