Moving back to SA from the east coast

Moving to SA this summer, haven't lived there since I was in high school >14 yrs ago. I'm a physician and will be working for a practice that has locations all over the city but main site will be in med center.

Would love to buy in AH/relatively central but not loving what I'm seeing for the price. Awesome modern homes in the 10/1604 area, but I hear the traffic from there is even worse than it was in the past. How bad are we talking? If you left from one of the neighborhoods in that area around 7am how long would it take to get to the med center? Going home?

I am going to assume you're talking about homes in the North Central and Shavano Park area of 10/1604 and your commute at 7:00 will range from 15-25 minutes on average depending on the exact location of the house and office.

For reference, i live at bitters and 1604 and work downtown. I leave the house a couple minutes before 7:00 am and it takes me about 25 minutes to get to work. The x-factor is if there is an accident to deal with, which maybe happens once every couple months.

I'm in Rogers Ranch so Bitters is a good way for me to go too.

I know it sounds like this is early, but are schools of interest to you, OP?


Outside of 1604 is tricky getting to the Medical Center, but not crazy.

I moved from Mansfield near Fort Worth on Dec 22nd of last year. Our family did not know what to expect and we now live on 1604/Shaenfield. It takes me 20 minutes to get to the medical center and 40minutes to the airport. Traffic is not bad compared to the metroplex. I am beginning to like S.A., culture is definitely different and the only problem I see is that is it a sleepy big city, no one seems to be in a hurry like DFW.

Alamo Heights is super over rated unless you have a unlimited budget. Inventory all across San Antonio is low currently, so it's best to look elsewhere because buyers are overpaying even more, for already overpriced homes, if that makes sense?

For working in the med center, Shavano is a solid choice, hollywood park, etc. 7 am traffic isn't bad from any of these areas, and Wurzbach parkway is your best friend. On the way home, you would just take some back roads but it would only add 5-10 minutes.

I'm in the colonial hills/ colonies area and love it. 10 min to the med center. 15 to downtown. 15 to the rim. As long as you arent hopping on 410 during peak travel times its a sweet spot for traffic.

Thanks guys! Definitely seems like SA is relatively overpriced right now particularly the old bungalows in the central part of the city. Still trying to figure out what we want to do, because although I will be at the med center a good chunk of time I will be going to other offices around town too. Schools are not an issue currently, we have a 13 month old. Will prob move again depending in 5+ yrs

Alamo heights is expensive but not much more $/sf than the manhke park/monte vista/king william areas. Or really any of the older communities. And in Alamo heights/Terrell hills/olmos park you have an excellent school district so you don't have to send kids to private schools. So you could spend an extra 75k on your house or 5-10k a year for private school.

It's great if you work in the area or downtown but commuting to the med center would be 30 minutes or so. If I worked in the Ned center I would be looking at the shavano park and inwood areas

The best thing to do on traffic is to always see it for yourself. I live in Monte Vista and used to commute to Shavano on a daily basis for work. It took me 17-20 minutes to get to work and 19-23 minutes to get home. De Zavala is an absolute nightmare most times of the day, including the weekends. With the construction going on around 1604 and and I-10 I would be very careful if easy travel is important to you. The same goes for anything at 281 and 1604/ It might have already been said on here, but I would look at Castle Hills.

I am not a realtor, but my fiancee is and we travel to all parts of the city a good bit because of the exciting growth going on. What I generally tend to find is that traffic is usually easier to navigate in neighborhoods inside of 410 because of the highway and side street options. Although, you do have to be careful that you don't live on a street that commuters try and use. If you can get used to the weather, you will really enjoy everything that San Antonio has going on right now.

Look at the Bitters/Blanco area. 15-20 minutes to Medical Center and we are less than 10 minutes to 281 and 15 minutes or less to Stone Oak Medical area.

I've moved my search to this part of the city. Northwood/AH is just over priced right now in my opinion, at least the homes that are sitting on the market. The area just north of Wurzbach around Bitters/Blanco is nearly as convenient (for me), and the homes are really pretty nice. I've driven through a couple of the neighborhoods and they're beautiful.

That's the one. It's been on the market almost 2 years and they RAISED the price by 300k. I cringe every time I drive by it.

That's a kinda cool looking house if it wasn't 12 feet from a busy street and orange. I drove past it last week and was thinking about the mismatch between size and location.
