Anyone live in the Dominion? Pros/Cons

Hi and thanks.
We are looking in SA as all my family is out there.

Have focused on the Alamo Heights area and the Dominion for different reasons.

I think we are going to pull the trigger on a home in the Dominion and wanted to get some feedback on the area.

My family is all over SA out to Boerne and over to Austin.
We have a 6 YO daughter so schools are important. We will keep our summers out here in Cali.

Don't want to be too far out there .. Parents built in Cordillera but that's too isolated for us.

Trying to figure out the negatives because location and amenities seem to be a pretty good deal.
Home appreciation is an added bonus..

The Dominion is a great area - the schools are highly rated and I've never heard anything negative about them. As Hedge said, Traffic in and out of SA at peak hours is rough, but that's going to be any suburb area outside of loop 1604.

Traffic is really not that bad out this way to be honest. 1604 is a nightmare but if you can avoid that I-10 really doesn't get that bad since they completed construction. I previously lived out in Spring Branch/Bulverde area and moved over this way about a year or so ago and I enjoy it more. Very easy access into SA, as well as, out I-10 to Boerne, Fredericksburg, etc. I don't have kids but I would assume trying to get into Boerne ISD would be a major factor for some as I believe the Dominion still funnels into Northside ISD.

Dominion isn't Boerne ISD, have to be further up than Leon Springs for that.

Re traffic - the work on the i-10 1604 interchange is fully funded and planned. They are going to tear the whole thing up and replace the clover leaf with high flyers. When that really gets underway, traffic into SA will absolutely suck for the duration.

Dominion goes to Clark High School which is NISD. Not a terrible school but not A+ either.

I'm in stone oak and really like it primarily due to schools. My kids did Vineyard Ranch elementary, Lopez middle and Reagan. We have been very happy with our experience. My last one is a Sr at Reagan.

They're not perfect but for public schools they are well above the norm.

I've liked stone oak also for the benefit of being pretty much in the middle of the city. Easy to get to 281 and you're equally distanced between 35 and 10.

Pro: The people I know that live in the Dominion absolutely love it. Seems like a great community no matter your age.

Con: When we were looking four years ago I was surprised the Dominion had the least home value growth out of all the luxury neighborhoods/areas in the San Antonio Metro over the past 10 years.

We ended up in Shavano Park and love it.

Regarding traffic, we are out there enough to know about it and its manageable if you don't have to go into the city for work..

Schools - Leon Springs is higher rated than her private school out here so we would give it a shot... Middle and HS are way down the road..

part of our requirement is being able to walk/golf cart to places...
That is part of the reason we love where we are currently... Dominion has the CClub and the back gate restaurants etc and Alamo Heights has some great places along Broadway and we liked that area .. just haven't found anything out there yet.

One thing I would say is, while it does seem a long way away so you're not that worried about middle school and HS, it will get here before you know it. And it's going to be hard on the kid to uproot them and change their friend base, etc.

TRUTH. Middle school comes before you know it and next thing you're trying to pull them from either a public or private school into a middle school with new friends and it gets stressful for everyone.

I tell ya, man, my youngest is a Sr and he turned 18 last weekend. My mind is blown that all my kids are grown. It flies by.

The Shavano area has beautiful neighborhoods and is pretty navigable. I live in NB but do a lot of work all over the area.

Alamo Heights here. We are very content and have a high schooler and junior schooler.

The school distric is small enough where they can pivot with the changing times and offer activity and curriculum options to make school really special.

Parent engagement is exceptional and expected. Yes, real estate and taxes are expensive but we consider it "tuition" instead of living somewhere cheaper and paying for private school.

We also love the safety and walkability of the area, and the slight break from the visual assault of fast food chains and gas stations blighting the city.

The vast majority of Dominion kids don't go to Clark so I'm not sure what your point is. There are multiple private and public options available if you don't like Clark and are zoned for it.

We did consider it but too far out there for us.

My parents built in Cordillera 18 years ago and now live closer to town.

Dominion seems to tick all the boxes and keeps us out on the west side where we have tons of family.

As far as schools go.. we are good with Leon Springs right now and not sure where we will be in 5 years..
Might very well be back out here...

I was being whimsical. As to "far out there". Boerne (for good or bad) has all the amenities that closer to San Antonio has. Cordillera would be trek w/ kids activities, but there's a ton of places (like Esperanza) that are nearby and have as much or more as any of the more suburban locations.

It's not really "far out there at all". I can understand the notion, because we shared it coming from the metroplex 18 years ago, but honestly, you couldn't make me live any closer to SA, and we avoid heading south of here whenever we can.

We have been in the Stone Oak area for over ten years. I really like my subdivision, Estates at Champions Run. Our kids have gone to Basis (personal favorite), L.E.E. (Stem) and Reagan. Overall, I have really enjoyed the area, the people and the city. Hwy 281 construction is almost complete, and has been a great improvement. Construction on 1604 is in the planning stages, hopefully, it will be as well planned and executed as the 281 expansion. Our area has several alternative routes to allow you to get around the northern half of the city, which has been a great convenience.

If I had to buy today, I like and would look hard at the Smithson Valley area and Fair Oaks Ranch area. I would also look at the new developments on Blanco Road north of Camp Bullis headed toward 46. We just don't have much inventory in my area at the current time.
