Closing on a house in San Antonio soon and want to upgrade the concrete floor in the garage and back patio. Anyone have recommendations of folks they have used?

Here's the deal on garages :

This is what your garage was done with... for about 300-400 total in cost.

(That's just one color, there are many, including the one posted above. The "flakes" come in a jar and you roll down the solid color (like gray in his above) and then you sprinkle on the flakes to the density you want....)

It's important you have a clear coat put on, the second layer, that goes on top 48 hours later. And go total gloss... it's badass. It looks like that's what you got maybe.

What you NEED to know : EPOXY (any) will always 'yellow' over time if giving a lot of sun. In my last garage, I put down this amazing floor, but the bottom 2-3 feet yellowed with time via sun exposure. So, depending on where your garage faces and how much you keep it open - keep this in mind.

DO NOT USE on open porches and stuff in the back yard. That's a whole different world. Epoxy outdoors = bad bad bad for the reason above.

BACK/PATIO :

I love Behr's "Granite Grip" products (again, lots of colors). It's basically paint with rocks in it, but it's the thickest paint you can think of, and it works amazingly great when put on right. Again, like the above, it's easy as hell to apply with a paint roller on a stick just like the above epoxy floor is.

It's a little more expensive, but it's just plain badass.

A guy in our hood put his own floor down and I asked him about it. Typical response, he said it was a lot more effort than he expected and he wasn't happy with the flakes how they went down. They have a few kids and one tracked through it too early. I thought his floor looked like the professional install above and told him so, but if you DYI, you always are hypercritical.

I will not show this to the War Department, she's been talking this up for years and I keep avoiding eye contact when the subject is brought up.

Yeah, I did a lot of YouTube research and decided I didn't want to tackle this by myself. The quality of materials is much better with a professional (in my opinion), plus they know what they are doing to prep the concrete, bind everything together, and seal it. They also offer a lifetime warranty. I'm at the stage in life where sometimes I'm ready to hit the easy button and pay to have it done quickly and professionally!

Hey, I'm not knocking your choice. Just know you use a hose and a bottle of cleaner and a bristle push broom brush to 'clean' your concrete (they call it etching) and then you pour the epoxy coat into a pan and use a roller on a stick like you do for anything else to apply it.

Then you just wait 24 hours (Close the garage, walk away).

If you want to pay someone on average $1000 in labor to do that for you, I'm not going to knock it... it's a choice. I just want people to know you can save $1000 and spend a few hours and do it yourself like most do.
