New homeowner question: We bought May of 2022. For 2023, they raised our appraised value ~9%. The new appraised value is still almost $30k less than what we paid for the house last year. We bought during crazy Covid times, but the price we paid was pretty consistent with its Zillow/Redfin price, both then and now.

Is it worth protesting this? Hard to argue the value if I paid $27k over the appraised value 1 year ago.

Most people will advise to protest no matter what. If nothing else, it lowers your ceiling for future years.

We bought in '21 and got hit with a 99% increase in our uncapped year (basically doubled). Freaking Comal county. Anxious to see what they do this year.

In my case, won't they just say, "Well, you paid $409k 11 months ago, why are you fighting a $382k appraisal?"

Do I have a leg to stand on? It's a 2019 build, nothing really wrong with the house.

I don't think they know what you paid, just info like the list price. I could be wrong.

In your case, I'd do an initial protest, but probably wouldn't push it if they don't budge.

Doesn't shock me, and makes it even more absurd when they overshoot the mark on people only a few months after they actually bought.

Wondering the same thing. Seeing an almost 15% increase on a house we just bought in late fall, BUT it's still lower than what we paid. Trying to figure out if we should just stay quiet….

Isn't there a limit on the amount of additional tax that can be charged over the previous year even if the appraised value goes up 15, 20, 30 % ? Maybe 3 % ? Anything over that has to go before the people in a referendum?

Individually, if you are homesteaded, they cannot "appraise" at more than 110% of current appraised value. They will still "assess" as they please, but you are taxed based on appraisal, not assessment. You will always have one year of "uncapped" assessments because the homestead doesn't kick in until the first full year of ownership

I think the cap you are talking about is at the city or county level, which is why the rates will actually come down some of appraisals are sky rocketing. If they pull in over a certain amount more I think it requires some sort of procedure.

At least this is all my understanding.

Homestead cap is 10%, so it can't go up by more than that each year.
