Why should one use a property tax appeal firm?

I just went on the TAD website and appealed for $35k less than the assessed value and it went through.

Why use a firm? The price per square foot I appealed to is 10% less than any of the recent comps.

My appraisal went up $80k this year and my county is known for being a ***** when it comes to appeals. I hired my realtor to do it and he got $75k of that $80k back. Worth it to have someone who knows the market.

Second year with Ownwell. They saved ,e a few hundred last year. This year should be more with Corpus values dropping like a rock.

Because its a PITA as like maroon mentioned, it isn't easy here.

Plus when you have rental properties, it definitely saves time and stress.

I've found more success with the hired guns vs doing my own. Not sure if it's relationships or what, but I'll pay a bit to save a bit. Plus, it's an annoying game I'd rather not play so I just hire it out.

Depends on the appraisal district and the property involved.

I didn't realize different districts operate differently.

Tarrant makes it dead easy to do yourself.

And what if they only got me $20k less and i had to pay them.

How much do y'all pay for this service? that's the other important thing to weigh.

I'm not pro or con using the firm, just answering your question as to why someone would over just doing it themselves. The value you can get it reduced by isn't a static number, so potentially the firms bring a much more supported appeal.

Just because you can do it yourself doesn't mean an expert couldn't have done better…

I'm also in Tarrant. I have done all the ways. I have done my own appeal in person, paid a firm, and done the automated appeal online. If I feel it's way over valued I'll outsource it. In the years when the increase is marginal I'll do the automated appeal and just see what they'll give me.

Currently our market value is so much higher than the appraisal value that it's going to take years to catch up with the 10% annual cap in appreciation, so I'm not even bothering to protest at this point.

I always wonder if a protest triggers the appraisal district being able to "re-appraise" outside of the homestead.

Example: You are homesteaded at say $100,000, max 10% increase every year.

Your house is actually worth $200,000 market.

Appraisal district says you're getting a 9% increase (still under 10% homestead max)... You think you could protest and get it to just a 5% increase... Does protesting open the door to them re-appraising and coming back and saying "actually upon further investigation we now appraise your house at $200,000". ?

I don't think the appraisal value used for your tax calculation can be greater than 110% of the previous year's tax value, per the tax code.

Isn't it more accurate to say they can't tax you higher but they can appraise whatever they want?

"Easy to do" doesn't mean "easy to be successful."

I used to do it myself. Had broker friends pull comps, gathered all the info, put a lot of time into it. It's worth it for me to pay a small fee to someone else whose whole business is to fight property valuations.

My biggest regret is buying during the housing boom in 2022. Bought an older house at a highly inflated price.

Was able to dispute my taxes.

Now my next biggest fear is what the new valuation will be since I just replaced all of my siding, windows, and exterior doors

You know the appraisers don't actually look at your house right?
I obviously don't know the full ins and outs. But at least in my county, they do drive to the property to take photos of it. The photos have been used every time I dispute it

I tried to dispute mine when I bought my current place. They conceded about 14K. Went up 80K this year. Seeing that 60 counties in ETX are under review by the state for egregious appraisals.

I don't have the energy to care anymore. They will bleed the money from you now or later. See: Roth IRA taxes, Social security taxes, money finally taken from 401K taxes.

It's all theft. A federal lawsuit has been filed against my city's ISD for lack of action on complaints. If they win, guess where that money for the settlement will come from?

You can't ever escape it. Just have to keep working and saving not to live in a cardboard box. #****taxes

Y'all are correct each county is different, I've contested so many times without success and the process is next to impossible. Tons of hoops and multiple times I've received a telephone call after hours informing me I must appear in person the very next day at a specified time during the day without being provided an opportunity to take off of work. This year I decided to give Ownwell a shot, our county will not allow them to protest for us.

I do it myself.

I have had mixed results. First 2 times I got reductions. Then the next time, nothing. Waiting on one more appeal. Let us see. Everything is up.
