HAR showing how scummy they are once again by now voting to hide critical flood risk data from any visitors of listings. Texas A&M worked on this data for 2 years only for it to be intentionally hidden. Members clearly fear housing prices would drop if consumers were adequately informed a home was in a flood zone.

The critical flood risk is crap. No reason to have it. HAR already posts if a property is in the 100 year floodplain or the 500 year floodplain or not in any flood plane.

It's that simple. Your OP is just stupid.

Any buyer not "adequately informed" has 1 person alone to blame. And it's not HAR.

Yup, agree.

There's plenty of us who would look up the history of ownership, deeds, liens, FEMA floodplains, etc. we'd also look up crime statistics and trends, growth projections, tax rates... but not everyone is as smart as us.

Realtor 'services' are the biggest scam in America and only gets more atrocious as the sales price of the house goes up.


Wait until you learn what the medical, insurance, and law industries do to earn their totally legit salaries.

And while we're at it, what do you do?


Law? I'm board certified in tax law. I represent some of the biggest companies with some of the most complicated legal issues there are, and there aren't many people that have the ability to do it. I make 7 figures because that's true.

Realtors are a dime a dozen.


I guess we're just supposed to forget about the dozens of dimes of useless vultures who share the same profession as your greatness.

Because it's a hassle. It's the same reason I have a personal assistant run errands for me. Can I do it? Sure. But I lose money spending time doing things like that. A realtor has never added any value to a real estate transaction I've been involved in that I couldn't have done myself if I wanted to.

Uh, yah... starting salary in our industry is well above the realty salary you reference. Those are the worker drones. The realtor lady in the short skirt, high heels and Mercedes SUV that sells the condos that we build makes 7-figures.

I know. I'm sure I could write a will or do my own divorce papers, file them and fill out some forms. Hell, I can YouTube or ChapGPT how to do just about any law transaction. And I could lay my own tile or put down my own glue down wood floors. I can change my own oil or fix my own transmission. But all of that would be a waste of my time. So you pay market value for any service. Welcome to capitalism. But, it sure is fun to complain about stuff.

Who do you work for?
Chronical has an article today and the revised floodplain data has been released. Flood Control District doesn't have this on their Maapnext platform yet.
