I saw this on twitter and decided to check it out on Realtor.com. Here's a screenshot.

It says 193 out of 1071 which is more than 18%. What's happening there?

There's roughly 12 months of inventory right now. Stable is 6-7 months. So it's definitely a buyer's market at the moment. And as someone else mentioned, lots of homes hit the market as school ends.

Those of us here south of DFW haven't felt it.

Mansfield, Cleburne, Burleson, Waxahachie, Joshua, Alvarado, etc. Prettier country, better prices.

Argyle went from <1% Asian when we bought 2 years ago to >8% this year. Don't know where they're all coming from but there's a little cabal of them at our HOA meetings that all sit together and band together to try to get things passed.

I have 3 friends selling their house there to move down towards the Ellis County side. Said every house on his street now is foreign family's with sometimes 12-16 people living in the home. Crazy times for north Texas.

1,071 is definitely all homes for sale in rposper . Not total homes in prosper. The 193 is just the ones that meet the search criteria.

In my neighborhoodin prosper the hoa is 500+ houses and we are on the smaller side of master planned communities

But to add yes lots of people just listed. Schools is ending and everyone lists in spring. Lots of Indians moving in but I am not seeing a crazy amount of homes for sale in my area of town beyond the "normal" amount.


There are 40,000 plus people in prosper.

Wreckless driving is now worse in Frisco/Prosper than on 635. Not really kidding. I've seen certain people driving on the wrong side of divided roads multiple times. (At low speed)

Same. I'm in West Plano and it's insane what I've seen in the last 2-3 months. Numerous wrong-way drivers this year (saw one in the 25 years prior). This area has had a significant indian population for a long time, but the growth has exploded further or reached some sort of critical mass. Student driver stickers on Teslas everywhere. I'm retiring in 4 years and we are gonna GTFO. The trick will be finding where they aren't.

Check last year's stats in mid to late May, OP. Lots of houses go on sale this time of year. Lots of turnover in rental units too.

The single generation single family residence is a very western concept.

Multiple generations in a SFR in the East is I think the norm.

Then again I wonder how much food stamp fraud and other assistance is going on with that too... Our system really isn't setup to multigenerational households

It isn't just H1Bs. Some people overbought. Some WAY overbought.

Had a case -- foreclosure plus eviction matter -- that I handled some of. Talked to the guy. They bought a 1.5 mil house about 2 years prior (this was late 2025; Nov, I think). I don't know what they put down, but I don't think they ever made a payment on time -- and certainly not a full payment. I talked to the guy. We didn't go over the numbers in a detailed way but I think he had a good year as a realtor and thought it was going to continue forever. He probably needed to be in something half of what he bought -- 2/3 at the most. Plus, I think his interest rate was astronomical.

Well, he mishandled his foreclosure/eviction about as much as anyone I've ever seen. He spent 4 grand to get someone to write a petition for wrongful foreclosure in the District Court while the eviction process was going on. He was on his own after it was filed -- it was a 30+ page law review article, if you will, with no chance of success upon easy challenges. Plus, he either repaired or put in a new AC unit and that high end fridge AFTER he got a notice to vacate because he was sure he was going to be able to stay in the property.

I don't know how the district court proceeded but the JP granted the eviction and set a $17.5K bond to appeal. I looked at the house on Redfin or something and it was indeed a nice house. Not sure it was worth 1.5 but prob 1.2.

For clarity sake, I live in cleburne (where I grew up, sold my first home in Fort Worth that was 1300 sq ft by TCU for the amount I could buy a 3500 sq ft house in cleburne). The best man in my wedding is in a runoff for mayor and both he and his opponent are very stringent about not allowing data centers (unless they provide their own water/power), further track home communities, and leaving the tradition of people that this community had been since it was a rail juggernaut.

When I went through Cleburne high school, there was one Indian person, a Patel whose dad worked for the nuclear plant in Glen Rose. She was an amazing girl that I'm glad to still have as a friend to this day. At least by the demographics there haven't been any more. Id welcome more families like hers, but our biggest diferentiality happened in the late 90s to early 00s. We went from 9% Hispanic to 40% Hispanic in the 9 years my father was on school board.

And if I've ever seen things from the Indian community, they like the majority white communities to move into. I don't think with our demographic and the distance to the northern burb hot centers is going to be a driving force for that community right now

Did you bother to read ANY of the responses in this thread? Assuming there's roughly 14,000 homes in Prosper, that would mean about 7-8% of the total homes are listed for sale, not 18%.

I've only noticed a couple of houses for sale in my neighborhood and one of them just listed a couple of weeks ago.

I love my neighborhood, tons of families with kids who play outside and our house backs up to Frontier Park with a great view of the football stadium and soccer and baseball fields (can't wait for the fireworks this year, we always have a great view from our backyard).

I haven't noticed some mass exodus and all the neighbors that I know on my street have been here for at least 7-8 years, some longer. I've got an Aggie for a neighbor and another one across the street.

Depends on the builder if they put them in the mls or not. Many don't.
