Live in far east prosper. Have about 18-20 for sale out of 400 homes or so. One guy is military and reassigned. Talked with two more… youngest kid graduated HS so selling and downsizing. The 400,000+ gains seen in 10 years helps pays for school and gets a smaller home with plenty down.

The city is very transient now. People come for jobs, people leave for jobs.

People move for schools. Kids graduate, they downsize and leave.

Property taxes eat you alive in Texas in a big home where valuations go up 10% every year. Median price in prosper now is like 870k or something like that. That's ~$21k in property taxes.

I think there are lots of people that overbought. Sections of our hood were basically being sold sight unseen at the height…. 1.5mm++. I bet many of those have now lost 10%+ equity on that.

Also, many people that move here don't understand property taxes and mortgage lenders do people no favors understanding the homestead exemption.

Was talking to two families that are listed right now:

"Just want to see what we can get, if we can get what we paid, we're moving to Tennessee". Just up and moving.

I think insurance, gas, taxes, and keeping up with the joneses has stretched many too thin.

When I find out that there's a realtor, underwater basket weaving influencer, engineer, etc with a SAHM living in a 1.2mm house, it makes no sense to me.

Well, he mishandled his foreclosure/eviction about as much as anyone I've ever seen. He was on his own after it was filed -- it was a 30+ page law review article, if you will, with no chance of success upon easy challenges. Plus, he either repaired or put in a new AC unit and that high end fridge AFTER he got a notice to vacate because he was sure he was going to be able to stay in the property.

I don't know how the district court proceeded but the JP granted the eviction and set a $17.5K bond to appeal. I looked at the house on Redfin or something and it was indeed a nice house. Not sure it was worth 1.5 but prob 1.2.

You know, I thought so too. We're not there yet. I can't seem to negotiate a used golf cart down that far. Cars are still super expensive. Restaurants packed.

I think Texas is just getting expensive and people are going to even lower COL areas. More rural southeast.

I don't believe this is a trend. The races for census data are White, Black, American Indian/Native American/Native Alaskan, Asian, Native Hawaiin/Pacific Islander. People from India have always been classified as Asian from this standpoint.

Indian. They just say "Asian" in the stats because they don't differentiate the Indian subcontinent.

You won't outrun it for long by continuing up the same corridor. Other than moving to an entirely different portion of the metroplex, I think the better strategy may be moving to select neighborhoods back closer to the city that are older, redone, more expensive while not being mcmansions and therefore less accommodating of multi-family. Certain neighborhoods in Richardson, north Dallas, etc.. Someplace like Canyon Creek for instance which is less than 5% asian
