Just an fyi for your family in central Texas, a big data center and battery solar storage is coming in nearby on the FM road that connects to the lake road.

Don't worry. The data centers are 'green' as all hell. So they will scorch the land to the dirt, level it, pollute it with fill if needed, and pave 2/3 entirety of the property. BUT...they will install one high output energy saving LED light every 35 square feet for parking lot and put a diesel generator that is the size of a semi tractor trailer every 50 linear feet along the perimeter of every structure....

That f-ing sucks. Sorry that is happening where you guys are.

Is this a done deal or a proposal?

None of my family have heard anything about it.

I was hoping to retire and move down there in the next few years, but land prices and property taxes are already going insane. Something like that definitely won't make it better.

From what we've heard, it is pretty far along in the process. The county commissioners kept it from the community unfortunately.

Here is the company that is doing it, you can find it on the map. It's going to be around 1k acres from what we know at this point.

Data centers are crazy. They are building one near Abilene that will be the size of Manhattan. Good for construction and GC but pretty horrible for the environment given the land they have to clear to build.

Data centers are how I picture the lead up to the horrible Matrix "real world" took place.

Forgot to add to the original post NRG is building 4 new gas plants and a data center on the old mine place. The gas plants will power the data centers.

I cannot speak to your particular situation, but generally speaking, with data centers, by the time you hear about it, it's well past solidified. These generally take a few years to get secured so it has likely been in process for at least that long. The only time you typically would hear about it is if the seller told you. However, they generally won't because they have NDA associated with them and it's a huge deal if those are violated. The seller got a massive check for this and they won't jeopardize it. Generally, when a data center goes in, you can expect several redundant electrical systems to support it. Before long, there will likely be several very large substations and the co-ops will then want those tied together for better reliability, so, easements and power lines will be on the table.

Unfortunately, with the nature of these damn things, there is just no way to forsee these things and the city officials love them becuase its a huge influx of cash, infrastructure they couldn't otherwise afford, etc. It sucks.

That was pre-sale wasn't it? If the one in the OP is pre-sale, then that might be a possibility if you can muster enough signatures which is pretty tough in a rural area.

Who owned the land in BCS? I have no idea, I have not followed close enough for comparison.

Was it a Granny Smith or Big Shot Company, LLC?

The city owned the land and wanted to sell it to the developer for the project.

This is also what I have found in our rural county. That tracks exactly the same.

Read here how it played out in College Station

If one of the council members had not tipped off the public, this could have gone differently. I'm guessing he now gets treated like a leper at City Hall.

The public was very thankful that he gave them the heads up.

Yeah unfortunately this land is privately owned so it's a bit different than the one on BCS. I don't think we can stop this.

Curious what's the market value of the land on 1146.
Just wondering how much above MV the company is paying

Belltown is a flipper, so there's always a hope they dont find a partner/buyer. There's some names in the industry that would make it a higher probability deal, but no telling for sure. I'll also say just because there's a tax abatement doesnt make it a completely done deal either.

It works out to be $35,000/acre, which actually doesn't seem like a huge amount for good farmland.

Good Iowa farmland, about the best there is, is going for about 1/2 that.

County commissioners are meeting in the morning at 9am in Centerville and now that the word is out, a lot of people plan on going to ask questions during the open forum.
