I see it from both sides. I wouldn't want to live near it. I don't think anyone does. That being said, it will infuse this area with billions over the next few years and my industry will benefit from it, thus benefiting me putting food on the table for my family.

That location makes a lot of sense. It's already and industrialized area that is being repurposed. They would be purchasing the property from a group of investors who purchased it from TMPA a few years ago. Currently, it's fairly unpopulated in comparison to surrounding counties and very close to B/CS, Houston and somewhat to Austin and Dallas. It checks off a lot of boxes that make it attractive.

I'm a big fan of SpaceX and Musk. Dude may be an alien, I don't know? I do know we haven't seen an innovator and someone pushing technology and exploration like he does in generations if ever.

he will buy a lot of elected officials to get his projects going. Remember he is about to get richer when he puts out his stock offerings.

    Ultimately it boils down to crappy government.

    People don't want to live in crime-infested cities with crap schools so they move farther & farther out. And the schools are crap with high crime because people vote for prog-tard SJWs in government who refuse to focus on things like law enforcement, good education, and infrastructure and instead want to have trans-safe vegan farmers markets or just flat out embezzle tax dollars.

    Similarly, these same corrupt governments make it so insanely difficult to develop these data centers in urban, industrial areas that the developers go out to the country where they don't have the restrictions.

    Agreed. But his recent ramblings about seeing AI and advanced robotics as the future, does make me a little nervous. Our local economy could latch on to this, build a few thousand new homes, bring in a bunch of jobs, get addicted to a ton of new tax revenue. And then watch Musk reduce his workforce by 90%. That could be catastrophic and would likely take decades to recover from. He has a good long history of seeing his visions through. If it gets built, we need to plan for and fully expect workforce reductions, as he creates efficiencies in his own manufacturing.

    Do you think that this is going to make the property along Highway 30 heading out that way more expensive? I have an in on 9 acres but they want $150,000 an acre for it. Highway 30. Frontage. I wonder if he bought that if the value would increase more.

    Sounds like the seller is already assigning it a good bit of commercial value. If this happens, you could do well. Either flipping it or an RV park during construction phase. If it doesn't, you could be stuck with it for a very long time, paying a bunch of property taxes. Personally, you have to buy it based off of what you know to be the facts of today and what it is worth today. I'm not a fan of commercial property. Pretty normal for stuff to sit for years and years.

    Now if this looks like a done deal, you might immediately get in on the front of the wave, go back to the seller, and try to get a deal done. At that point, you know it's a good idea, just a matter of at what price.

    Phase 1 at Samsung Taylor is supposed to employee 1200 or so, and there were 7 fabs in the original proposal. This conductor is proposed to be much, much bigger. The construction craft number at peak at Samsung was around 7500 on Fab 1. If nothing else, this project will provide a major boost to local employment and local service businesses.

    City of Fort Worth just voted against a tax break for a data center that's already started near my house. I guess they knew it was coming since they withdrew their proposal a few days before the vote.

    I'm sure the project will continue but I'm glad they're not getting a break. At least they'll have to pay full tax rates considering how much of an eye sore it'll be. Curious to see how it's powered and its water consumption.

    Sounds to me like they need to design these centers to run on tidal power and salt water cooling....better yet, design them to be placed on 2/3 of the Earth on real estate not owned by anyone

    That's a major issue I have with all these data centers and really, with all kinds of development projects.

    We can definitely get into how taxation is effectively theft and the way government at all levels wastes tax dollars but government really needs to get out of the business of picking winners & losers via tax policy.

    The number of distressed commercial office and warehouse buildings in the Houston area that could easily be redeveloped into data centers if the city wouldn't be such a nightmare to deal with is massive.

    I know this location isn't a data center, but can someone explain why we are in such dire need of AI/Data centers? I mean every AI service has free versions, if we were that tight on compute why would they be giving it away for free?

    Are we trying to pull our data home or protect from foreign servers? That would be the only reason that would make sense to me.

    I have noticed re the free models some are slower now. Text gen is at least a generation old. One image is generated whereas in the past it offered four to choose from. The free levels have definitely pulled back.

    To be fair, anything dealing with Corpus you kinda have to throw out the window because anything and everything in that area gets absolutely FUBAR'd due to Corpus being Corpus.

    Well, according to the politics board, if we dont' develop every single square foot of rural land into an AI facility, data center or chip manufacturing facility as soon as humantly possible, we'll be slaves to the Chinese.

    Most, or at least a big enough portion anyway, of the data centers are bitcoin mining facilities. I'm still not sure what the hell that actually is, but apparently it's profitable enough to dump several hundred million into a facility that does nothing but go out and find as much bitcoin as possible.

    "No Data Centers" is the new "No Nukes!" We even have Jane Fonda making a reappearance.

    And again, this is a chip fab, something completely different, and something this country desperately needs.

    It's going to be built somewhere. I'd prefer it gets built in a place that will benefit Texans, the local counties and cities, and Texas A&M University. If there are concerns let's work them out, but scuttling the whole thing and sending it to Florida is a wasted opportunity.

    Forget the salamander. If you want to fight this in that area, look into the Navasota Ladies Tress. Spent a lot of time in my youth stomping around fields in that area doing assessments.

    They already did that study back in the 80s and 90s in that exact area where they were intending to mine lignite. It didn't fly then either.

    That's a pretty good explanation but calling Terafab a "chip fab" is diminishing it quite a bit, even though that's exactly what it is. The plan is for all the manufacturing steps to be vertically integrated under one roof which would be the first ever in the world and would produce more ICs than all the other fabs in the world combined.     So the chip plants going in at Georgetown don't have enough water. So they are desperately trying to pipe it from the Brazos Valley. Gibbons will be the same. They will install huge impeller tubes and drain that place no doubt. There is not enough water coming into Gibbons to sustain pulling anything out. The Brazos Valley has water very close to the surface and these companies know it. Past lawsuit with railroad back in the late 1800's that railroad won set precedent and it's hard to fight against water rights of property owners. Good and bad I guess.

    Pulling water out of it is why they built Gibbons in the first place. What do you mean by this?
