Moving to BCS- Bryan or CS?

Also, I think Harry Potterville, er, um, I mean Castlegate is zoned for CSHS and there is always plenty of inventory there.

LOL. HOAs can be beneficial.

When I lived down South of Houston, I bought a house in northern Galveston County with no HOA. My neighbor proceeded to park his broken down / parts D8 bulldozer on a trailer out front of his house for the next five years. Did wonders for the neighborhood aesthetic.

Every house since then has been in an HOA.

Another option: Stay in the country and enroll your kids in preschool and K-12 schools in B/CS that are not location-restricted, e.g., Allen Academy, Brazos Christian, International Leadership of Texas, or KOR Education School.

Or a good district that takes transfers like Mumford or Iola. Or build/buy in a good district like Franklin.

We looked into private schools here. In a few years we would have 3 in school, and I legitimately don't know how people can afford to put multiple kids in private school lol. With 3 kids, we would be looking at 30-60k per year depending on school (the 60k would be MS & HS rates now, which would likely be substantially higher when we get to.that point).

Thanks everyone. A year and a baby later. I am finally making offers on some homes. Over the past year my wife and I have come to really love BCS, and the 40 min drive into town with a baby is too much. Especially with my work schedule.
In Bryan I am limiting myself to homes within the Johnston Elementary School boundary. In College Station, my parameters have kept on the Consol side of CS. While Johnston elementary is better than the CS schools my kid would attend, Consol seems to be a better HS(at least athletically). I do appreciate all the earnest comments speaking positively about both Byran HS and Consol HS. And the districts as a whole. It's reassuring we won't make a bad pick if we really love the home and neighborhood.

If your wife wants more time with the kids but doesn't want to home school, Kor is another option for school. It would also potentially open up other areas to buy

You should look at Bowen and Houston Elementaries in Bryan as well. Both good schools that do a good job of preparing the kids for 5th and 6th grades.
