I don't think it takes that long. Once the interstate gets built in the next 10 to 20 years the area will explode even faster than it has been. B/CS is reminding a lot of people of the Austin area from the 80's. Once you hit about 500,000 population the growth really starts picking up. Between Bryan, College Station and all the little surrounding towns and communities from Navasota, Hearne, Caldwell, Madisonville and inward towards BCS, you are already looking at around 300K+ people.

Just don't do south east... Beaumont and surrounding areas have fallen over the years so much.
