I suspect rent is high since the location is prime, there was quite a bit of civil and engineering done, and since it was done at peak construction costs. It may or may not also have a high interest rate too. It'll lease up eventually but I'm guessing most tenant prospects find it unaffordable

I'll just say it is repreplexing that they didn't have anything even preleased before finishing up construction.

Which leads me to think the rent is too high cause their costs are too high.

They need to find them selves a good anchor tenant but my suspicion is gonna be that parking with be a constant issue at the property when/if fully leased up.

Is it really a prime location? It feels like Texas is a bit of a dead zone from Southwest Parkway until you start getting to Rock Prairie area (minus the Walmart).

Before the city removed access to the P&Z documents there was some sort of vaguely New Orleans-themed shopping center (similar development style, small shopping center) planned for the site. Probably the engineering work was why it was scrapped back then.

There's a lot of drive-by traffic, but it's hard to access from Texas. One of those is of course the medians, and I'm not even sure if it has access from the back of Harvey Mitchell Parkway, nor can I see what they could add there as a big draw. There's space for restaurants, maybe, but nothing for a grocery store space (even a smaller, specialty one), retail store, or drive-through.

I think it will have access to Harvey Mitchell in the future. Im pretty sure lot that connects is the same owners and they're selling it as multifamily. Cross access for to Harvey Mitchell is sorely needed for that center, access is a big draw back right now.

Let's go with just south of Harvey. Sure, you've got Target and Outback, but the rest is not great.

That area is now south-central College Station and yeah, it's basically a wasteland. About as bad as south-central LA.

I'm not sure what they meant. Traffic count, maybe? I don't think so, that part can still get busy during rush hour. A "not-so-great" part of town? Maybe...it's not a particularly wealthy part of town and probably downmarket as far as CS in concerned, but Walmart is still a huge draw.

The issue is probably not having easy access from traffic going south on Texas Ave S. The traffic count is about equal to that on Texas Ave at Univ and at GB.

I can see the strip center filling with professional and service clientele and not retail. Doctors, dentists, child care would fit the spot.

maybe nothing anymore...they had a sign up there before it started developing... if they sold it then nothing.

OG was just leasing the center. The landlord here is the problem. They aren't experienced in retail and have fumbled on several leases.

Looks like "Great Aggie Land LLC" out of Sugar Land has owned it since 2011.
