Rentals here do generally stay pretty lock step with academic year with pre leasing in the spring for the following year. You may have more luck in the summer with landlords who fail to prelease (though these places will be the less desirable).
Another option would be a short term (AirBnB) or midterm furnished rental. The former is probably pricier (though I know folks who offer 50% off on 30+ day bookings) and hard to find given its gameday rental season. But midterm would be a viable. Prices are higher than long term rental but often include utilities and terms are way more flexible.
