I got my preliminary valuation in the mail this week. How has everyone fared? Who all is protesting?

Mine actually went down by 10k from last year...

I'm in Castlegate and my house is also down 100,000 and land up 10,000. I checked a few other houses on my street and they are similar to mine.

How much money is spent by the appraisal district and how much individual money and time is lost fighting these appraisals?

I venture to say that they only purpose of the appraisal building for several months is providing venue to these protest,

I do not understand the need for the yearly re-evaluation adjustment. Is there a need for additional revenue over the previous year? Wont new construction add to the overall tax money brought in year over year?



This entire process seems like a sham on the public

The cities "we are not raising taxes"

The appraisal district "we are operating under the guidance of the comptroller"

Comptroller "we do not raise or collect taxes"


ITs like trying to find out how to stop the medians.

Both cities " we cant control it and we wont fight it...but we are gonna buy a department store without consent of the public"


we are slaves to these unaccountable bureaucratic systems

Yep, 2025 proposed total market value is down 19% compared to 2024.

Not all Castlegate hit the jackpot.

House down $25,000. Land up $11,000.
HS Cap Loss down $52,000.

Appraised value up $38,000.

I have a friend that had there's raised to 450K and they are going to protest and they currently have it on the market for 525K

I don't think their protest will go well

My street has a house valued at $593k on Brazoscad and it is listed for sale at $500k (very nice house). They have already lowered the listing once. This means the Brazoscad values are just absolute CRAP if they can't even be close to the listed price. I don't think we have even had 1 sale over $500k on the normal home.

And yes, I agree the method of valuation BCAD uses must be called a crap shoot it especially horrible this year

The incompetence is mind boggling.

If there are zero sales over $500k why are they valuing our homes so high? What is the value based on?

Ours went up by like 5%. I'm not going to protest that. Seems reasonable.

I'm convinced its some algorithm and no one is checking the results to see its sensible.

Had a pretty extreme case last year.
Purchased my home for $303k
2024 CAD Value: $493k (Previous Year $341k)
Comparable homes on the street in the $320-360k range in 2024.

Protested in person. The CAD employee in the hearing showed comps and made an offer of $390k based on his information. Even though that's bad, its not $493k bad. I don't know why on a second look they say its worth $100k less than their official notice. Why could they not have done that in the first place?

The Board looked confused too and adjusted it to purchase price.

Yes, the local politicos like to trumpet about the rates going down, however the inflation in values more than makes up for that, and you and I wind up paying significantly more.

I feel it too. I pay quite a bit in property taxes, as do we all. With double digit % valuation increases, it may (some would say should) be possible to make a modest decrease in the rate. That would be a council decision - as you know I can't do it alone.

I can't commit to anything right now other than I'll take a very hard look at it. Budget process is right around the corner. Will know a lot more then.

I hope that means y'all will try to recoup what you can of the $1.5 million to design $15 million in ballfields nobody has bothered to show a need for after voters voted them down a couple of years ago.

I also see that the breakdown of PARD costs which showed things like my favorite thing to point out, $10k+ for adult kickball, got moved to "Rec Prgrms-Athl" to obfuscate the fact that y'all increased the spending on those kinds of things by over 20% last year. But I suspect the council can still get the real numbers even though they are now hidden from us. Are y'all going to make cuts there?

It is relatively minor compared to some other big ticket items that are being pushed. But it is canary in the coal mine stuff. If The city is not willing to make the easy cuts, there is no reason to think they are serious about taking a hard look a the budget.

But I'd be stoked to be surprised. Trump shocked me with the DOGE cuts. I'd love to see that kind of thing on a local level.

I posted this in a different thread, but we purchased our house exactly a year ago and the appraised value for 2025 is $140k more than what we paid and ~18% increase from the appraised value for 2024. Needless to say that's an instant protest from me.

Friend (and single mother of two) closed on a brand new house in Southern Pointe for $305K this year. Three months later? Her tax appraisal is $369K!!!

She had no idea she made such a great investment!

I'd like to see some legislation introduced and passed by the state that requires the county/local taxing authority to be forced to be the properties at the values they are assessing. So if they think that house is worth $750K in taxable value, great - that homeowner should have the option to force them to buy it at that price. Let's see how quickly that solves the problem.


I protest my values every year and it was jacked up $75K this year from last year. They probably have it valued higher then what my home insurance estimates it would cost to rebuild the house.
