It does raise my eyebrows that there's been a lull. HEB is a capable and experienced owner, should have hired a capable and experienced GC (SpawGlass on the two I'm familiar with or have been involved with - not sure who this one is), and the city should be fully onboard with minimizing hurdles. It's been almost three months since they started on the turn lane, and no major work has happened beyond that that I am aware of.

I believe the Chapter 380 Agreement actually allows for the HEB to be completed in seven years from when the agreement was signed, which was in 2023, meaning they would have until 2030.

I was under the impression that 2027 was the target date for HEB given the infrastructure requirements of the Ch380 and all of the site work that needed to be done.

Nope I don't know more than anyone I read your post as construction would last that long, it won't take 3 years to build an HEB. HEB shelving the project for a period of time is info I don't have so on that IDK.

Nothing else to add outside of that would be counter to what HEB usually does. Once they commit to a location it's usually all gas no brake

So you don't want an HEB where they own land but maybe somewhere else on the east side ?

Maybe not by you, but it's definitely wanted by our family and many others that I've talked to about it. We live on the East side of town and are looking forward to it opening.

• The intersection of Boonville and the confluence of Briarcrest Drive with FM 1179 has been, is already, and will continue to be a disaster.

1179 will be widened giving additional capacity to 1179 north. However, last I head the project was delayed a couple of years. But this should help that intersection in some regards

I would assume whenever they finish the design phase it will come out for bid. Having built a few HEB's in my past life, I can safely assume they are still deciding layout/product placement/flow of the store/ SKU's to carry etc. HEB is very proactive in building stores that fit the intended clientele and area. No 2 HEBs are the same. WAG (wild *&^ guess) would be this summer before any construction of the main structure starts, completion early 27.

Could it be that even though H-E-B owns land across from Miramont in east Bryan, the company hasn't started building there yet because it's likely waiting for market conditions, infrastructure, and development timing to align before committing to a store. H-E-B often buys property early as a long-term investment or to control competing uses, then only builds a grocery when population, traffic patterns, and access improvements support a new location. Local plans indicate a broader retail project the Boonville Center grocery and commercial development is underway, but construction obligations and public infrastructure improvements mean it could be a few years before a store actually gets built. Hope I am incorrect.

No. Whenever they finish the design phase it will come out for bid.

It is a 100% go. As I have mentioned several times in this thread, they will have plans out and it will be built.

Zero chance they sit on it after cutting into the road and relocating utilities. Zero.

The City had to have the light in by the end of 2025. That would be the next milestone in the 380 agreement.

Spoke with a retired regional manager of HEB and he said the Boonville HEB is 100% a go, but they do have until 2027 to complete. He said they are very particular about opening new stores and it taking away business from other locations, so they want to meet certain financial thresholds before opening a new spot.

Did you tell him all we have is a Kroger and its meh?

Oh it's going to take business away alright, away from a dumpy Kroger!
