Best areas to live just outside of B/CS?

Doesn't seem to be a great small town within an hour to an hour and a half of Aggieland. What about living out on the perimeter of College Station or Bryan. Any particular area stand out?

We live in Enchanted Oaks and love it. 3 miles towards Huntsville from Central. 3 acres- lotsa deer….quiet.

Have friends in Nantucket and Milligan Reserve… Great places as well.

Lots of nice places to live within a short drive. It depends on what you want, Go east out the various roads and down wellborn are many nice rural subdivisions, '

As far as out of the county, King Oaks is nice. East of Nav on Hwy 90 there is a nice rural subdivision on the right., A little farther was are a number of really nice rural subdivisions north of Chappel High on Hwy 1155,,,,30 minutes to A&M,

Navasota is developing fast with some downtown businesses going in, There are two very nice restaurants there, People will be shocked a decade or so from now on how Nav develops.

My daughter and Fam live in Anderson and love the small town. 20 minute drive to her job at A&M

Caldwell is nice and there are some nice homes around the golf course. Nice areas in every direction other than north until you get to the Franklin area,

Just depends on what you want,

Are you wanting a small town, or just out in the country? How small is "small"? I, too, am from west Texas and grew up going to a 6-man school. I wanted that type of community for my kids, and while it is a 2A school, we love Normangee.

I would go Franklin direction. Normangee isn't bad either but there just isn't much there.

Yeah... we really like Franklin- our kids went to jujitsu there and we do various thing there. We didn't want to sell our property and move though, and Franklin doesn't take transfers. We are 1/2 mile from their district line. Sucks... but we love the family we found at Normangee

Yesterday, I drove through Plantersville, and notified that a new neighborhood is soon to be developed near the intersection with 105.

I used to commute on 105 every day. If you have a job in BCS, I'd stay away from any town on 105. It's a terrible commute.

Yeah Normangee has some good people there. We know quite a few families. We were good friends with the last superintendent, hated to see them leave.

Thanks for the answers! I'd like a small town that is close to Aggieland. Second choice would be either a rural area with some acreage that is a short drive. Rural subdivisions like some have mentioned might be a good choice.

I like Navasota. Developing downtown. 45 minutes from northwest Houston but has a long ways to go before it gets sucked into that bad traffic/ too many people feel that has gotten everything Magnolia direction. Short drive to the Washington County outdoor festivals and things. And it's 20 minutes closer to the coast. Values will only go up with time.

I was surprised to see a big rural subdivision going in with 2-10 ac lots off FM 485 between Branchville and Maysfield west of Hearne.

There are a few new rural subdivisions down OSR going north that are in Robertson County, and fall in Franklin ISD. I think both subdivisions are large lot types (generally 5-10 acres). I believe both have lots available, and one has a few new builds listed right now.

We landed in Franklin a few years ago. We're south of town, so the commute for me to BCS isn't too bad. Our goals were a few affordable acres and a good public school district (we had a 1 year old at the time; now 3, 1, and one on the way).

We've loved it. We know more of our neighbors here than we did in the cookie cutter neighborhood we lived in in BCS, attend the friendliest and most welcoming church I have ever been to, and my wife got involved with a moms' workout group that has been an awesome thing for her.

We also looked into Anderson and Iola, but this is where we found property that fit our criteria first.

30-35 to Austin's colony in Bryan

40-45 min to soco but if you get caught in 5-6:30 traffic on 6 i have seen it take 25 minutes just to go from wjb to fitch

If you're asking me, I'm 43 minutes from my gate to my office. It would be less than 30 to north side of Bryan.
