Considering purchasing house in Pflugerville

Any insights on things that I may not be considering off-hand? Just seeing how much more house you get a couple of miles away from my current location in Walnut Creek.

We used to live in Bohl's place from 2010-2014 and moved to Falcon Pointe in 2014.

We decided to move because there was no HOA at Bohl's place and everyone's yards and the community fences all started going to *****

We love it here. Property taxes are pretty high compared to the rest of the area, but its because we have a lot of growth and need to pay for infrastructure and more schools.

If you ever want to go downtown, just shoot down 130 to 290 and you can be there in 20 minutes.

I have lived in Pflugerville for about 5.5 years. There are some great neighborhoods, depending on where exactly you want to be. Taxes are insanely high.

One thing to keep in mind. If you are going to live near Hendrickson HS or East, you will pay tolls like crazy. Going North and South you take 130 and going West is 45.

I moved to Pflugerville 8 years ago. Not Aggieland but still great place to live. For schools make sure you buy a home on the east side of town. Best schools are the new high schools. Stay away from west side of town near I-35. A lot off good places by the toll road, black hawk or falcon pointe both very good areas. Anyway welcome and howdy

Born and raised in Pflugerville and we lived all over town growing up. I still live in the area and do lots of work in town.

Pros:
Highly appreciating area
Lots of development, commercial and residential, which helps with home appreciation
Some very nice schools and neighborhoods east of 130
Access onto 130 and 45 can get you around the Austin metro pretty fast
Lots of good quality homes available and lots of good quality builders in the area
Brand new HEB Plus just opened up with a Whataburger right next to it
El Rincon. Been there as long I've been alive and great Mexican food in downtown.

Cons:
Roads have been very slow to update (Kelly ln, Weiss, Rowe, etc.)
Taxes can be high due to MUD districts
Getting a bit congested due to two lane county roads that have gone unchanged since I started living there in the 80s.
Toll bills are a part of life on the east side of town.

A lot of neighborhoods east of 130 where you can get a lot of house for the money. Have some clients who just listed a house in The Commons at Rowe Lane, Highland Home, if you're interested. They are moving across the street in a new construction home at The Park at Blackhawk. Lots of new construction in the area as well if you were considering buying new.

Currently live in West Pflugerville, moving to East Pflugerville next week. If you have kids you pretty much have to be East of the tollway for decent schools. Highland Park west of the toll is a cheaper option and doable as long as you are zoned to Highland Park Elementary. The closer you get to Austin west and south, the worse the schools get. The district is really pushing their ability to grow as fast as they are, so the district overall struggles against RRISD/LISD but is better IMO then the hugeness, budget issues, and overall mismanagement of AISD.

Otherwise the city itself isn't bad. Stone Hill is a decent shopping center. We do most of our dining out and shopping in Austin or Round Rock though. Not sure if some of those habits will change with the move. (Currently we're closer to La Frontera then Stone Hill, so we shop in Round Rock quite a bit).

You do have to watch the crime problem. We've been here six years and it's slowly getting worse every year. Overall I think it's a problem hitting a lot of Central Texas just because of the growth, but I do keep it in the back of my mind.

Our first choice would have been Cedar Park, but we couldn't get anywhere nice as a house as we could in Pflugerville for the price.

Didn't know anyone still went there after they shut down from the cow teeth taco incident (hey yall, we are going on the news to announce we are closing for good, nope, sike, we are gonna reopen a few days later).
20 yrs ago they had homemade tortillas and great enchilada gravy. For the last 5 or 10 yrs they've been roach coach central with multiple health dept failures. I assume that coincides with Mrs Baza turning it over to her son ~15yrs ago.

Schools are an issue if nothing for future resale. Maybe not the number one for you but you should still use them as a data point.

that's a good point, thanks. Obviously, this would be my first home purchase.

I was also looking at Manor, but that traffic seems like a nightmare for a daily commut.

From quick research, looks like I would be looking at $6,500 property tax on a 250k property. Good lord.

We bought in Cedar Park about 3 years and are super happy with it. Nice area, great schools, pretty easy drive into town, and a surprisingly number of really good restaurants with more on the way.

Cedar Park is my preference, but youre adding 50-100k for the same house

You also get better schools in Cedar Park than in Pflugerville

Some of the crime issue in the Pflugerville area has to do with being in Travis County, where they are much more lenient on criminals as a whole. Round Rock or Cedar Park areas would get you into Williamson County which is lower crime and better schools for the most part, but as a result property is usually more expensive.

I agree that most of the nicer parts of Pflugerville are Northeast.
