The thread on Universal had some good discussion on the northern development we all know is happening. I'm interested in a similar discussion for areas east of Dallas, beginning with Rockwall, and running up I-30. Rockwall is completely built up and I've noticed a TON of development in Royse City. Undoubtedly this are will continue to explode.

Do y'all think we are ultimately going to see a suburban eastern sprawl all the way to Greenville?
CNN is an enemy of the state and should be treated as such.

Yes but it seems Greenville will be the outer band. There will be a Collin county outer loop that will further open up the east side of lake lavon. The pinch point will be limited access to Dallas via I-30. They are widening it now. I also know sulphuric springs and Hopkins county are seeing a lot of growth. Or at least planning for it.

Here's the 2045 roadway plan fro the region - https://experience.arcgis.com/experience/8b37e00b63d74461bd607328cebd20e9 - lot of porjects on the east side... mostly to take 2 lane roads to 4, but the navy blue line is the collin county outer loop which is supposed to be a tollway in the long run

The much needed expansion of 30 to the Hunt County line is well underway. I live in Rockwall and disagree that it's completely built up. Check-out the P&Z approvals and proposals for future residential development plus the construction already in process. Furthermore, the 2021 bond proposal that passed included 2 new freshman centers that will eventually be expanded to full blown high schools.

We've only been here 4.5 years and the traffic issues have increased significantly. Some areas are going to be unbearable because of poor planning.

Agree that RC residential development is off the charts. Much of it ugly AF. It will get to Greenville eventually. Heck, it may have already started. We have no reason to go to Greenville so can't speak to that. What I can speak to is the development up 78 in Lavon. Massive project in process out there. It's only a matter of time before Community, Josephine and Nevada get swallowed up as well, especially when the outer loop plan is finalized.

The biggest issue I see is that the much needed expansion of 30 won't really do anything to alleviate traffic. With there being only 4 ways across the lake (30, 66, 78, and 80) and with the growth in Rockwall/Fate/Heath/RC. I doubt there will be much benefit from the expansion (Outside of keeping a way open with the main lanes get shut down due to a wreck). I am hopeful that getting from one side of 30 to the other will be easier though.

As for sprawl, I don't see a slow down. Developers will continue to build, people will continue buy houses at a discount to Dallas.

Biggest hindrance is economic growth outside of L3 I can't think of any major employers or local growth drivers like Frisco has. Maybe Sapphire Bay or whatever it will be called will change that but who knows. So once a breaking point is reached in getting across LRH what will keep people wanting to buy on this side (other than the "cheap" housing)?

My neighborhood in between McKinney and Melissa on the east side has always been by itself. Surrounded by pasture. Couple years ago, the land on west side of us that butts up to 75 was put up for sale years ago.

Announced yesterday that they are going to build a massive apartment complex there. 21 3-story buildings. They are doing the same thing on the SW of 75 and Bloomdale as well.

I would have been fine with more homes, but apartments suck

Shut downs happen way too often. For some reason driver's get extra stupid over the I30 bridge. There's tremendous value in having at least a somewhat viable reroute on the service road. Currently when shut downs happen it creates havoc throughout Rockwall, including some neighborhoods. It's a sh*t show.

Speaking of sh*t shows. I have little faith in the Sapphire Bay development. I'm not privy to any inside info or details but it seems that entire development has been mismanaged.

DART train won't go any further east than Rowlett. Combining that with I 30/lake/access issues, eastern expansion is not likely.

I think I phrased my comment poorly. I totally agree that the new service roads will help when 30 shuts down. I just don't think on a day to day basis it will alleviate traffic.

Anyone got any intel on the resort being developed on LRH? Grew up in Garland and my folks still live there, lots of friends in Rowlett/Wylie/Garland still.

Crazy to me to imagine a luxury resort in that part of town but hey what do I know.

I sat in a meeting in '04 with the city of Carrollton where the gist of the discussion was that Carrollton could/would be the geographical center of DFW if current growth trends continued.

This was when the Dart rail line was being "constructed", and there was talk of more rail lines threading through the metroplex with Carrollton serving as a central hub.

They're building another rail line from McKinney to DFW Airport right now and it's going through Carrollton.

If McKinney decides to expand their airport to Southwest Airlines or other major carrier; add in the eventual Collin County Outer Loop; and you can see where expansion will continue North through Sherman and East through Greenville etc. The puzzle pieces are coming together. North Texas Municipal Water supply will also be an important piece of the puzzle. Otherwise, we will continue with development being in unincorporated county areas and run by MUDs.

I know discussions are occurring but not aware it's a done deal. There are two options. The Silver line currently under construction that you reference that terminates in East Plano near Shiloh Road or extending the Parker line through Allen to McKinney. Yes, the Silver line runs through Carrollton. The north extension could easily connect near the Plano/Richardson border and do the same.

Its not a done deal that I am aware of but the region has it on the nctcog 2045 plans and Carrollton leadership openly advocates for it. It would run from irving to frisco via carrollton along the bnsf tracks.

I cant pull up darts long range plans on my phone so I don't know if its actually in their plan or not. It will be hard because it spans the dart dcta boundary I believe.

I doubt Frisco ever has DART. They kaiboshed that **** years ago from the riff raff. The tollway needs an elevated line built in it from downtown all the way to 121/DNT. That would be glorious.
