Has the Denton CAD even released valuations yet?

This is really weird timing.

If you somehow know your 2023 appraisal you're ahead of schedule. But even if you know your appraisal, the tax rates don't get set until late summer and your tax bill sent sometime between late October and early December.

Just FYI: when you get your appraisal this spring, it will have a tax "estimate" based on last years tax rate set by the county/school. There's a 99.9% chance that it will be incorrect when compared to your actual bill that comes out at the end of the year (the estimate this spring will be way higher than the actual this fall).

Agree with others that DCAD 2023 values aren't available yet, so not sure about the timing of the observation. 2022 was the highest year over year increase for us, since moving to Argyle in 1996. So, yes, they went up exponentially last year, but sales have cooled a little. Depending on your comps, 2023 shouldn't have as much sticker shock. Protest, please!

Do you escrow? And your servicer is doing a catch-up from underrun last year/projection so you don't underrun this year, even though this year hasn't been set yet?
