Well, it's all relative. People who are truly from the ghetto (this does not include Northpark, btw) have never set foot inside a Costco or IKEA.

Similar to the Curb episode where Larry wears a MAGA hat to get people to avoid him, I wear a 2nd Amendment shirt to get criminals to leave me alone in the Northpark parking garage.

Northpark has gotten worse, but relative to some other malls it isn't too bad.
The Koreatown at Royal and Harry Hines. But then again, that's Harry Hines. I go there occasionally for some stuff but there's tons of homeless hanging out near the 645/35 interchange. The Sam Moon center just has less business but it has escaped most of the issues of the former by not being on Harry Hines.

If you want extra ghetto try Southside off of Botham Jean, I-35 and Riverside (why they want to gentrify this is beyond me). My first vehicle had a bullethole from the previous owner getting caught in the crossfire there before he moved to Allen in the 90s.
Thankfully Hickory House is on the other side of 35 and I only stop when I'm driving down to Aggieland.

Agree it's still better than almost any other mall relatively speaking in Dallas area. It's arguably the most high-end mall in the USA or in the top 5 at a minimum. Vegas Casinos shops can compete with it I guess.

We were still very deliberate about getting in and getting out the last several times we went.

There is a whole wall in the basement covered in mugshots of known gang members who frequent the mall, not that it is ghetto by any stretch.
