Looking at buying a lot for new home build in one of these two communities. Curious if anyone lives there and has any feedback or 2nd hand feedback on either of these communities.

I think its mainly a location preference. Do you want to be located closer to the Woodlands, or do you want to be a little further out where its a little quieter (for now)? We live in the OG High Meadow Ranch and like it quite a bit. Sad to see the rapid pace of development around us though. If we ever move again, that will likely be the reason why.

I wish we had moved into the ranch but the rib is a hard sell sometimes.

I was specifically curious how the HOA is in Crown Ranch. I'm sure the high meadow properties are managed well as they have good reputation from HMR.
I briefly looked at the large acreage Patten properties (Texas Grand ranch or grand republic etc. ) but I came across some concerning issues regarding abandoned development plans, mismanagement of amenities and other HOA responsibilities etc which lead me to inquire about these on the boards.
