Takes time. Should definitely improve with the last 8 years of home builders being OK with Royal ISD. I remember when LGI bought the first large tract on the otherside of 2855 (district line at that location) and it was pioneering then. Wasn't that long ago.
I am selling a development deal in Royal now and it has a lot of traction. Greater Waller county/no municipality jurisdiction.
I have no personal experience but have heard over the years Brookshire government is shady as can be for an exurb municipality. Again, not my opinion but just conversations in the market.
