Brookshire is one ugly town. I'd say the vast majority of the employees are going to live towards Katy.

On a personal note, I do a tremendous amount of business with their Megafactory plant in California so I'm very happy to have this new plant within 30 minutes of me.

just fyi- this is for their Megapack battery business. Has nothing to do with vehicles/auto.

You haven't driven around north of there lately have you? Katy is almost completely built out and Brookshire has probably 15,000 new homes that will be built in the next 3-5 years. The school district is also planning on adding new schools to keep up with the growth.

Brookshire today is what Katy was in the late-1980's.

Late 1980's Katy still had upper middle class neighborhoods and 3 high schools.

That's changed a good bit and continues to change rapidly. A large chunk of Sunterra, the fastest selling master-planned community in the country, is zoned to Royal. Builders & developers don't see that as an issue anymore.

Royal ISD is definitely improving with all the new development.

Royal Independent School District will stay below the mendoza line until the ethnic makeup flips. However with the price of the homes in the high income subdivisions planned, a lot of parents will opt to go to the Katy School District or Private School.

Based on your knowledge of public projects in the MSA, I would say you don't have a clue.

Development is well passed the Brazos and into Sealy (for a few years at least)

Takes time. Should definitely improve with the last 8 years of home builders being OK with Royal ISD. I remember when LGI bought the first large tract on the otherside of 2855 (district line at that location) and it was pioneering then. Wasn't that long ago.

I am selling a development deal in Royal now and it has a lot of traction. Greater Waller county/no municipality jurisdiction.

I have no personal experience but have heard over the years Brookshire government is shady as can be for an exurb municipality. Again, not my opinion but just conversations in the market.

Just google all the past mayors caught up on some scandal

What'll happen is the new money will force a new Royal isd complex to cater to their needs - just like magnolia isd, Tomball isd and waller isd - all got or will get second high schools not to mix with the locals - but in Katy the new high schools on the north side resemble brookshire demographics

I'm curious to see if this will happen if the Tesla sales decline continues.

World sales down 15% last year, with a further double digit declines in monthly sales this year in many countries. That's not a sustainable trend.

yeah, battery demand for solar or just general energy storage, is going to keep growing and Tesla has a good product.

Earlier than that. Like 2021 maybe. But it's been a distribution center for them and it's being converted into the battery manufacturing plant.
