At one of the investor meetings years ago, Brock mentioned the area gentrifying w/ the big apartments being built soon (at that time) and made a comment about he likes the area, but those folks are way more brave than he is. I've biked there from the Heights, and been chased by a few big pits going South from Hogan.
I'd move there for easy access to Art Car.

There's a pretty viral 4Chan post that gets shared on other media platforms about a dude who moves into a terrible crackhead neighborhood because its cheap and he's broke. He gets an idea to buy a cheap drone, put red and blue lights on it, and a speaker that repeats, 'THE POLICE HAVE BEEN CONTACT, DISPERSE FROM THIS AREA'. Or something of the sort.
And it works. The crackheads scatter because they're crackheads not critical thinkers contemplating do the police actually have a drone. There is peace in his neighborhood.
Because the scourge moved on, his rent doubled the next year and he had to move out.
I bet there is some real estate investor who has thought about buying land, and then throw some glycol soaked steaks around the hood until all the loose dogs were dead.
Also, tropic boom IPA is their best seasonal beer. At 9.5% it'll do its job quickly. I like handing it out at family and friends get togethers to those who 'only will have one or two.'

If I were working in Memorial City and looking to move close, it would be a toss-up between Piney Point or Hunters Creek. There are a handful of lots for same in the area, the only issue is most are an acre or less, and you'll definitely want at least 2 acres since you have young kids.
