I bet you could get an AI to search for pineapples on houses on street view , compile a list of swingers, cross reference addresses to HCAD, and pay a data broker to complete the contact info.

I bet there is some horny dude who invested in bitcoin who has already done this.

I've updated this for the 2030 map whenever it comes out.
-Spring Valley sees continued gentrification expansion upwards. SBISD will redraw boundaries to make sure new whites don't get zoned into either Memorial or Stratford.
-Greater Heights Area tries to expand in the direction they hear nightly gunshots. Will fail.
-St. Arnolds areas and EaDo try to push further gentrification north and east but they run out of millennials without kids willing to pay those prices. This is blamed on the original Ninfas on Navigation just being to expensive to be a community center anymore.
-Indians encircle and put pressure on the remaining white boomers in Sugarland. Boomer relent and sell. Boomers look at Towne Lake but settle on Bridgeland after the wife nixes buying a wakeboarding boat to ski on retention ponds.

Couple of other points if OP comes back....

You mentioned homeschool. Trinity Classical School and Second Baptist University Model do hybrid on campus/at home. It's not for everyone, but we know people at both that are very happy. If you go that route, it would open up lower price points north of I10 that are still good neighborhoods but without great schools.

On Wilchester vs the Villages. I think that's true of the parts that are long streets with only cul de sacs or really large lots. There are plenty of very communal neighborhoods zoned to FW/BH.

All villages aren't the same. The farther east (ie hunters creek and a bit of piney point) are much more private school/uppity oriented. Other half of piney point and especially bunker hill are great and have a top 5 public school vertical in the state with bunker hill elementary/frostwood/l, memorial middle, memorial high. Taking out hunters creek because a lot of it is incredibly wealthy empty nesters and foreign money:

1) villages specifically bunker hill/piney point/hedwig
2) rummel creek area
3) wilchester
4) spring valley

Bad demographics are leaking into the public schools in wilchester/stratford and valley oaks elementary. That will never happen at bunker hill/frostwood and memorial high school. I'll let you figure out why.

And it works. The crackheads scatter because they're crackheads not critical thinkers contemplating do the police actually have a drone. There is peace in his neighborhood.

Because the scourge moved on, his rent doubled the next year and he had to move out.

I bet there is some real estate investor who has thought about buying land, and then throw some glycol soaked steaks around the hood until all the loose dogs were dead.

Also, tropic boom IPA is their best seasonal beer. At 9.5% it'll do its job quickly. I like handing it out at family and friends get togethers to those who 'only will have one or two.'

Good news, Tropic Boom is a year round beer! It's very good, and a heavy hitter; I really liked Texas Winter IPA but I think it fell off the rotation.

We had friends in a townhouse on Middle St and some dude, probably owned the empty land S of the bayou, used to block Bayou Parkview with concrete guardrails using a tractor or skid steer. We'd drive around them after people moved them and he'd be back out there re-positioning them pretty quickly. I guess trying to block cut through traffic to/from the barrio to the South.

I've lived in Bunker Hill for 8 years and have two kids at bunker hill elementary and 1 at memorial middle school. Good quip though.

Yep, we are here in Hunter's Creek and love it...even though we are only on 1 1/3 acre. We lived in the 079 for a few years bc I wanted my children to grow up with more of a working class, down to earth mentality, and honestly, I hated it.

Constant drama, gossip...and just a sleazy vibe from a lot of the moms in the area. Just scandalous...constant advances from drunk or pilled out soccer moms...to the point my wife actually got suspicious a few times...had to get ot of there.

Also, sometimes I just want to go to a place like Los Tios and enjoy some nice quiet Tex-Mex to myself. Got sick of being approached by people who wanted to talk shop or chit chat and act like we're best buds. "Hey mayannn, haven't seen you at Lakeside in a while!"...had to hit eject and couldn't be happier.
