Search for Victoria Advocate and Sactuary Port O'connor. There was an article about this in the Advocate a few months ago. That what let let YOU know what THEY want you to hear.

Personally, I live within an hour of POC and things down there have changed dramatically in the past few years as you are probablly aware. I know people that bought and built down there and from what they say/think/etc.. things were overbought at high prices and now people are having a tough time. I am inclined to believe this to be true. It's not just POC. Some of the small fishing communities in that are area having the same issues. I can not believe what some people paid for old run-down fishing shacks just because they were close to the water.

Several of these "developments" that tried to pop up along highway 35 just never really got off their feet and time will only tell if the ones at the end of the road will. Just my .02.

I build some houses along the water in the area from Rockport to Matagorda, and I think the "rock bottom" prices are just the prices getting closer to what the property is actually worth.

I think the area around PO may lack the infrastructure that they have in places like Rockport to warrant the prices they are trying to get.

But like Tupa said, people are willing to pay outrageous amounts for something on the water.

Before it opened, I drove through The Sanctuary, and it seemed like it was going to be a pretty nice place.

I purchased a lot in Caracol. While Caracol doesn't have the extra aminities that The Sanctuary has, I prefer the location much more.
