My girlfriend and I are looking for rental houses in the League City and Dickinson area. I'm noticing a bunch of cheaper houses east of 146 in Bacliff and Bayview.

Having gone through Ike on Galveston Island, I'm a bit worried about flooding during a storm.

Anyone know how much of the area east of 146 flooded?

here's a statistic from a daily news article about san leon (near bacliff):

quote:
It is estimated that 1,500 of San Leon’s 1,815 households sustained severe damage from Hurricane Ike. Many of those would be better classified as catastrophic.

i do know that both san leon and bacliff were mandatory evacuations during ike.

the only person i know in bacliff has a newer construction home similar to the beach houses you see in galveston. their downstairs completely washed out, but the rest of the house was pretty much ok. but ike wasn't a terrible windstorm.

Dickinson is going to be some of the highest land in Galveston County. I can also tell you that there is some new (re)construction in San Leon that is within 300 ft of the bay and is slab-on-grade. Most of the damage I have seen on homes being rebuilt as part of the disaster recovery programs is indicative of high wind and roofs leaking, not flood damage (well, most of it was due to lack of maintenance compounded by the above).

Most of san Leon and bacliff and Seabrook had flooding from the storm surge. I'd stay west of 146. Southshore Harbor did not flood.

Property is cheap over there because the meth somewhat holds the property values low. I live east of 146 in south kemah. We did not flood. We can see the bay.
