Howdy! I'm looking for a pretty specific property so I figured I'd start hunting early...

We are looking for a coastal home to rent this coming summer; we are strongly considering buying a coast home & would like to rent one for 2-3 months before we pull the trigger on one.

Here's what we are looking for:

- house on water with boat mooring.
- we would look anywhere from baffin bay to matagorda.
- our rental dates are flexible: may-September, we'll take any 2 months in there.
- dog friendly (a very well behaved retriever, but a dog nonetheless).
- a pool would be a big plus.

In a perfect world we would find a place to rent, rent it for a few months, & then just buy that one, I doubt we'll find that but a guy can dream!

My wife is bird-dogging this from the MLS angle (she's a broker) but I figured TexAgs just might come through!

Have you looked at Copano Ridge area. They have quite a few rentals that you can probably lock in to for a while. Not many with pools though. Close enough to Rockport but still outside of town.

You may want to check out North Padre Island. It may have some of what you are looking for (pool, boat mooring, etc.)

I spend my coastal time between Port Lavaca and Palacios. Most of us just swim in the bay and the accommodations up there may be more basic than what you are looking for.

I was also going to suggest the Clear Lake area but that is too far north for you.

Live in Rockport, contact Luce Properties, Keri Patterson, (361) 729-9161, she's GREAT, they have nearly all of the properties here. Home on water, hum, thought that is what we wanted also, if ya want, PM me, moved Nov of 2013. It may not change your mind, but there are some real drawbacks and not a lot of pluses to a canal or on the beach home.

North Padre Island is exactly what you are looking for. Great fishing in the Laguna Madre, and the surf break is 10min away through the packery channel. Canal homes with lift are in the $500k range. Property values are set to soar with Schlitterbahn opening in the neighborhood.

PM me if you need any questions answered.

First. You better check the FEMA rates for flood insurance. It's killing homes in the flood plains down here. I live in Port A. Rates are going up between $8-$15k pet year. ! Yes that's per year. Realtors are not explaining this to buyers very well for the obvious reason that nothing would sell.

Call Fema. Ask them. You could easily be paying $25000 a year in flood, windstorm, property and taxes just to live on the coast.

PM me when you're ready to build or buy; I know (and work with) several builders in the Port A and North Padre area and could easily pass you their contact info.

Unfortunately, you may be correct. If oil stays where it is next fall may be a good time to buy as it will give property values a chance to cool a little. Especially if it is an active hurricane season. And we all know how long overdue south Texas is.
