Help with moving to Temple

What areas of Temple should I avoid living in? I would like to be close to Scott and White Hospital and so far, I liked Echo Station Apartments (proximity and price), but I would prefer a house in a safe area.

If anyone has any sources to find a rental house (2+ bedrooms, <$900/month), I would appreciate leads. So far, I am using the Temple Daily Telegram classifieds, craigslist and a few realtor sites to help me.

I've seen a few things available off Nugent in the neighborhood with Madison, Westbury, Wildwood...there's some other street but look in that area.

Also I'd check off Waters Dairy. Nice older, established neighborhood. Both will be about a 10 min drive to S&W.

We are renting a 3br 2 bath huge yard for 900/mo in the Lions Park area. We went through Charter. You could call David Spradley as well. He does residential rentals.

OP I'm pretty much in your same position. I'm moving to Temple in July, would like to rent a single family home, and also would like to be close to S&W.

katelyn when you say charter do you mean "The Charter Group?" (it's what came up when I googled charter real estate temple, but there are only 2 rental homes on their website and neither are yours)

so it looks like i might have to move to temple for a new job. did the original op settle on the echo station apartments. they looked nice to me too. does anybody have any contacts for a nice 1bd apartment for no more than 700 a month with a 6 month or less lease? i might be willing to pay the lease in full for the right place

I'm currently looking at a house around Royal Ave. & 3rd St. (Nettles Park and Miller Park area- I guess the historical district?). Google maps makes it look kinda sketchy, is this an area I should avoid? I'm moving from Houston, and the last thing I want to do is move to another area where I have to worry about my wife's safety.

Yeah, historical district. Lot of people like that lifestyle - old homes with personality and big trees on shaded streets. Every decent sized town has one of these area.

That said, It's old town, and I have been told the area is VERY prone to burglaries. In fact, I believe some of the regular posters on this board have been hit.

Basically, It's "north side" living. Lot's of beautiful, old homes, and always only a few doors away from a run down shack. To do it, ya gotta take the good with the bad.

I will say that most people who live in the historical district part of the north side like it. Just secure your house and garage with good locks and a security system if you can afford it.

Well, let me make some small corrections. I do not know exactly where you are looking, but if it is on Royal, or just off Royal, it may be slightly outside the historic district (not sure where the historic district's north boundary is).

However, if it's Royal and about 7th, 11th, or 13th, there are some really nice homes in there. Older, but with a lot of personality. Also, I think that area is safe, and there arent a lot of shacks intermingled in there.

What I was referring to was nugent to French or so, and between 5th and 15th or so. That's what I think of as the historic district, and there are damn fine homes in there, but also so some crap holes. Was over there the other day, and there are a few on the market. It's a cool neighborhood with lots of personality and charm (for lack of a better chick word). Just gotta take proper security measures to protect your property and you'll be fine.

As far a personal safety, I guess you could get jacked up anywhere. But, you see a lot of people out walking in the evenings over there. They don't look too worried.

The visit was good and productive. We looked at a few houses in south Temple and then that one on 7th St. After seeing those areas I'm pretty sure we want to live in south Temple. While the north side had some nice looking blocks, it seemed kind of hit or miss. And unfortunately the house we looked at was on a "miss" block.

We're still waiting on some decisions from home owners to see which house we can rent, but hopefully things will be decided here in a couple of weeks.

Consider looking west if you are already looking south. I live off of 2305 and feel really safe if that is your issue. Traffic is a bother, but that is about the only drawback. Due to the loop I can be just about anywhere in South Temple just as fast as people who have to deal with 31st street.

Actually yeah my wife and I drove around in the western part of Temple before we left (in case there was a house available in that area- we wanted to see what that part of town was like). It looked great, tall trees, seemed like a more mature neighborhood and still seemed safe. I'll definitely keep my eye open for houses out there.

You and 3dGen may be talking about different places. When you say "mature neighborhood" and tall trees in western Temple, I assume you're talking about Western Hills, or maybe the Bird Creek Area. Those are older neighborhoods. Plenty safe, just old.

2305 is also known as Adams Ave, and the "Lake Road", and there are numerous new and newer sub-divisions out there - mainly in the area around FM 2305 at Pea Ridge and/or 317. There are literally hundreds, if not a thousand or more houses out there less than 10 years old. Kiella, Omega, Centex and several other builders have CARPETED that once wide open landscape with sub-$200K houses. And more pop up every day. It's all City of Temple, but Belton ISD.

Yeah the area that I was talking about where we drove was south of Adams and east of the loop (and west of 35). Is this Western Hills?

Yep. That's Western Hills. It's an old hood. The newer stuff is further out Adams. I don't like Sage Meadow. The newer homes in Sage Meadow are OK, but that original part right next to Adams - yuck).

There are other, nice subdivisions out there. Like I said, there are probably over 1000 houses out that direction that are <10 years old.

If you have the cash, there are some high dollar houses closer to Lake Belton. REAL nice stuff out there.

My parents just put their house on the market in Belton if the OP or anyone else is looking. 4BR/2Bath ~.25 miles from Leon Heights

When I was a resident I rented a home in Western Hills and was quite happy. That neighborhood is older. It has a mix of people living there; some older people that have lived there since the beginning and some newer, younger people. The older people probably lived there when that was one of the nice neighborhoods. Some of the younger families are probably there due to the lower cost.

The house we had there had a lot of foundation issues, as do many homes in that neighborhood. That would be something to think about b/f buying there.

The other really big thing is it has a neighborhood elem school. Not to insult Temple ISD, but I would personally rather my kids go to a Belton or Academy than Temple. Of the elem schools in temple, Western HIlls elem does seem to be one of the best ones though.
