Definitely sketchy to have this happening in that area because it's isolated and far from Cancun proper. Have to go thru at least one checkpoint with police/military armed to the teeth on the road up there. There's really nothing else up there except for resorts

Tulum isn't where you want to buy property. If I was going to buy in Mxico it'd be San Miguel de Allende or Bacalar. Tulum has way to much supply and tourism is dropping. Our house was $45,000 pesos a month when we moved here. It's now $30,000 a month. We couldve gotten even lower but the only utility we pay is electric and that includes pool maintenance. It's a renters market big time.

Yea I regret not picking up something in Isla 10-15 years ago, it has exploded. San Miguel is wife's happy place but too many gringos for my taste and my favorite restaurant closed from La Rona. I'd consider Tulum precisely because cartel issues hurt real estate prices, but I don't think it's a long term problem. Every once in a while there is a power struggle.
Morelia, Michoacn is another unsung treasure that has not been found yet.

Problem here is the beach area is restricted. Tulum needs a recession to stop the Construction. It's hard to make money here when they're Building new units on every corner.

Every person we know that bought here since COVID is underwater.
