Oh and Fitch experienced investors will tell you that to make money in RE, flips or holds, is from the buy price point. You won't make money on cheap debt. Flippers can pay 2-3 points and 12% interest but if they buy at the right price they make money.

I initially had a 4.25% 30 year note and kept watching for meaningful rate changes for years but there wasn't anything really worth it and I stopped watching

In 2021 friend told me he was refinancing so I looked again. Boom, 2.0% 15 year mortgage!

Built a new home in 2020. Price locked in January 2020. Home wasnt finished until March '21. 2.5% 30yr mortgage. 50% equity in home.

We can't even afford to live in our own neighborhood now. lol.
